PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-90-76 <br />RESOLUTION APPROVING TRACT 6314, THE APPLICATION OF GEORGE <br />MARMENT FOR APARTMENT CONVERSION TO CONDOMINIUMS <br />WHEREAS, George Marment has applied for approval to convert 12 <br />apartments located at 50-78 Peters Avenue into <br />condominiums; and <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- HDR (High Density Residential) District; and <br />WHEREAS, at their duly noticed public hearing of July 25, 1990, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act <br />(CEQA); and <br />WHEREAS, the Planning Commission made the following tentative map <br />findings: <br />1. The proposed map is consistent with the general <br />plan. <br />The General Plan density for the project site is <br />High Density Residential. This designation allows <br />a density of 8+ dwelling units per acre. The <br />project is designed at 20 units per acre, well <br />within the allowed range of development. There is <br />also an approved development plan for the project. <br />Therefore, the City's General Plan policies have <br />been considered in regards to this subdivision. <br />2. The site is physically suitable for this type of <br />development and density. <br />The project site is a relatively flat, infill <br />parcel. The site is developed with the number of <br />units proposed by the condominium conversion. The <br />development is attractive and well suited to the <br />site. <br />3. The design of the subdivision and proposed <br />improvements will not cause substantial <br />environmental damage or substantially and <br />avoidably injure fish or wildlife or their habitat. <br />
