7. The design, materials, and colors of the 8 foot high <br />masonry sound wall along the northeast site boundary <br />shall be submitted to the Planning Director for review <br />and approval prior to the issuance of a building permit. <br />8. The maximum occupancy for the senior care facility shall <br />be 90 residents. <br />9. The applicant shall prohibit the use of balcony or patio <br />areas for storage purposes or for the hanging of laun- <br />dry. <br />10. The applicant shall submit a noise assessment for the <br />facility to ensure that interior noise levels of 45 dB <br />are maintained for present and future conditions. The <br />analysis shall address Mohr Avenue traffic and the <br />future transit corridor in the former Southern Pacific <br />right-of way. This assessment shall be submitted for <br />review and approval of the Planning Director prior to <br />issuance of building permits. <br />11. The applicant shall record an access easement in favor <br />of the applicant over the adjacent office property to <br />the west (Assessor's Parcel Number 946-4550-19) allowing <br />the applicant use of the off-site driveway for service <br />vehicles and allowing use of and access to the trash <br />enclosure. This easement shall be subject to the <br />approval of the City Attorney, and shall be submitted to <br />the City for approval and recorded prior to issuance of <br />building permits. <br />12. The applicant shall be responsible for the <br />undergrounding of the overhead utilitites on Mohr Avenue <br />from Santa Rita Road to the Mohr Park Estates <br />Subdivision. The city may reimburse the applicant for <br />undergrounding the area outside the project frontage <br />with other deferred underground fees and for Rule 20A <br />funds. The timing and method of financing shall be <br />determined by the City Engineer prior to issuance of <br />building permits. <br />13. The applicant shall be responsible for the installation <br />of street frontage improvements across the project <br />frontage and the adjacent abandoned railroad property to <br />the east. <br />14. The applicant shall be responsible <br />the sanitary sewer on Mohr Avenue <br />present terminus near Kolln Street <br />the building sewer can connect as <br />Engineer. <br />for the extension of <br />easterly from its <br />to the point where <br />determined by the City <br />-16- <br />
