EXHIBIT B <br />PLANNING COMMISSION <br />Conditions of Approval <br />PUD-90-7 <br />July 25, 1990 <br />1. The development plan shall substantially conform to the <br />plans and elevations, dated June 7, 1990, on file with <br />the Planning Department, except as modified herein. <br />2. The design and elevations of the carport structure for <br />the easterly parking lot shall be submitted to the <br />Planning Director for review and approval prior to the <br />issuance of a building permit. Said design shall be <br />compatible with that of the main building and shall <br />employ materials, colors, and a pitched roof design <br />similar to that used on the main building. <br />3. The landscaping plan shall be revised to show trees and <br />shrubbery in the landscape strip along the westerly <br />property line. Said revised parking scheme shall be <br />submitted to the Planning Director for review and <br />approval prior to the issuance of a building permit. <br />4. A final landscape plan for the site shall be submitted <br />to the Planning Director for review and approval prior <br />to the issuance of a building permit. The applicant <br />shall indicate the specific planting locations of the <br />shrubbery, which shall be planted between 2 and 5 feet <br />apart on center in 5 gallon size containers. <br />5. The proposed security gate for the easterly parking lot <br />driveway shall be eliminated. <br />6. The site plan shall be revised to provide for a six-foot <br />wide separated sidewalk across the entire site frontage <br />on Mohr Avenue. The developer shall also be responsible <br />for the installation of sidewalk between the easterly <br />boundary of the project site and the current westerly <br />terminus of the existing sidewalk of the Mohr Park <br />Estates subdivision on the north side of Mohr Avenue. <br />The design of this connecting sidewalk across the <br />County-owned, railroad abandoned right-of-way shall be <br />subject to the review and approval of the City Engineer <br />and shall be installed at the same time as other <br />required on-site public improvements. <br />-15- <br />
