5. The subject property is an in-fill site which is surrounded by mixed use development. The terrain is essentially level, and the project would replace an unkempt vacant lot with a structure and landscaping intended to complement the area. 6. The building will be constructed to meet code requirements and will require review and approval by the state. Vehicular access has been reviewed by staff and a traffic consultant and has been determined to be safely designed. 7. The project has been effectively designed to make use of a small, in-fill parcel which is irregularly configured. The architecture and landscaping have been well-designed and the project would conform to General Plan policies and goals. The PUD process allows for ample input from the public and for an ultimate decision of the City Council regarding the appropriateness of the proposed use. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES AS FOLLOWS: Section 1. Recommends the approval of the application of Jay and Kyoung Ku for planned unit development rezoning and development plan approval to construct a two-story, approximately 48,000 sq. ft., 70 room senior care facility to be located on an approximately 1.5 acre site located on the north side of Mohr Avenue immediately westerly of the former Southern Pacific Railroad right-of-way subject to the conditions shown on Exhibit "B" attached hereto and made part of this case by reference. Section 2. This resolution shall become effective immediately upon its passage and adoption.
