5. The subject property is an in-fill site which is <br />surrounded by mixed use development. The terrain <br />is essentially level, and the project would <br />replace an unkempt vacant lot with a structure and <br />landscaping intended to complement the area. <br />6. The building will be constructed to meet code <br />requirements and will require review and approval <br />by the state. Vehicular access has been reviewed <br />by staff and a traffic consultant and has been <br />determined to be safely designed. <br />7. The project has been effectively designed to make <br />use of a small, in-fill parcel which is <br />irregularly configured. The architecture and <br />landscaping have been well-designed and the <br />project would conform to General Plan policies and <br />goals. The PUD process allows for ample input <br />from the public and for an ultimate decision of <br />the City Council regarding the appropriateness of <br />the proposed use. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Recommends the approval of the application of Jay <br />and Kyoung Ku for planned unit development rezoning and <br />development plan approval to construct a two-story, <br />approximately 48,000 sq. ft., 70 room senior care <br />facility to be located on an approximately 1.5 acre <br />site located on the north side of Mohr Avenue <br />immediately westerly of the former Southern Pacific <br />Railroad right-of-way subject to the conditions shown <br />on Exhibit "B" attached hereto and made part of this <br />case by reference. <br />Section 2. This resolution shall become effective immediately <br />upon its passage and adoption. <br />THIS RESOLUTION PASSED AND ADOPTED BY THE PLANNING COMMISSION OF <br />THE CITY OF PLEASANTON ON THE 25TH DAY OF JULY 1990 BY THE <br />FOLLOWING VOTE: <br />AYES: Commissioners Horan, Hovingh, Mahern, McGuirk, <br />and Chairman Berger <br />NOES: None <br />ABSENT: Commissioner Michelotti <br />ABSTAIN: None <br />DATE: July 25, 1990 <br />
