PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-90-75 <br />RESOLUTION RECOMMENDING APPROVAL CASE PUD-90-7, THE <br />APPLICATION OF JAY AND KYOUNG KU FOR PUD ZONING AND <br />DEVELOPMENT PLAN APPROVAL <br />WHEREAS, Jay and Kyoung Ku have applied for planned unit <br />development rezoning and development plan approval to <br />construct a two-story, approximately 48,000 sq. ft., 70 <br />room senior care facility to be located on an <br />approximately 1.5 acre site located on the north side <br />of Mohr Avenue immediately westerly of the former <br />Southern Pacific Railroad right-of-way; and <br />WHEREAS, zoning for the property is "O" (Office) District; and <br />WHEREAS, at its duly notice public hearing of July 25, 1990, the <br />Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application, and approved a draft <br />negative declaration for Case PUD-90-7; and <br />WHEREAS, the Planning Commission made the following findings: <br />1. The project conforms to zoning regulations <br />applicable to the existing office zoning with the <br />exception of FAR and parking. The proposed <br />project will not detract from the quality of life <br />in the neighborhood and will provide a needed <br />service which will benefit the community. <br />2. The issue of General Plan conformity has been <br />addressed and it is concluded that the project is <br />consistent with the General Plan Land Use map and <br />other General Plan policies. <br />3. The issue of the project's compatibility with the <br />surrounding neighborhood has been addressed from <br />physical, land use, and environmental <br />perspectives. The proposed senior care facility <br />would be harmonious with the mixed use character <br />of the area. <br />4. The site is fairly level and would not require <br />extensive grading. Detailed grading plans will be <br />reviewed in conjunction with the issuance of <br />building permits. <br />
