PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-90-72 <br />RESOLUTION APPROVING CASE UP-90-34, THE APPLICATION OF SALLY <br />LOVS FOR A CONDITIONAL USE PERMIT <br />WHEREAS, Sally Lovs has applied for a conditional use permit to <br />allow a dance studio located at 1024 Serpentine Lane, <br />Suite L; and <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- I (Industrial) District; and <br />WHEREAS, at their duly noticed public hearing of July 25, 1990, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, the Planning Commission made the following findings: <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br />The facility is located in Valley Business Park <br />which has the characteristics of the City's I-P <br />(Industrial Park) District. The purpose of the I-P <br />District is to maintain high development standards <br />to attract discriminating R & D industries and to <br />provide locations for uses that can operate in <br />close proximity to commercial and residential uses <br />with minimal adverse impact. <br />As proposed, the dance studio will not alter in any <br />way the approved exterior of the Valley Business <br />Park building so as to detract from its high <br />development standards. As conditioned, the <br />proposed use will be compatible with adjacent <br />industrial park users. The applicant can also be <br />required to mitigate future nuisances as a result <br />of the proposed use. <br />B. That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br />The proposed dance studio will not have an adverse <br />
