PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-90-71 <br />RESOLUTION APPROVING CASE UP-90-30, THE APPLICATION OF DIANE <br />MEIER FOR A CONDITIONAL USE PERMIT <br />WHEREAS, Diane Meier has applied for a conditional use permit to <br />allow the addition of an approximately 590 sq. ft. <br />secondary unit to an existing single-family home located <br />at 4041 Jackie Court; and <br />WHEREAS, zoning for the property is R-1-6500 (Single-family <br />Residential/minimum 6500 sq. ft. lot size); and <br />WHEREAS, at their duly noticed public hearing of July 25, 1990, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, the Planning Commission made the following findings: <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br />The request to establish a secondary unit in a <br />single-family residential district conforms with <br />the objectives of the Zoning Ordinance and to the <br />purpose of the single-family zoning district. <br />Single-family residential districts are intended to <br />preserve lower population densities than multi- <br />family residential districts, and special <br />consideration should be given to issues which may <br />affect privacy, traffic volumes, and design. The <br />proposed secondary unit would maintain the single- <br />family character of the neighborhood due to its <br />small size and its integration with the existing <br />house. <br />B. That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br />1) Additional traffic generation: Given that the <br />occupant of the proposed secondary unit will not be <br />driving, the traffic in this area would not <br />increase due to the addition of this unit. <br />2) Increased parking demand: As conditioned, the <br />
