EXHIBIT "A" <br />Conditions of Approval <br />Resolution PC-90-62A <br />1. The building, parking, and landscape improvements shall <br />substantially conform with the plans dated June 7, 1990, on <br />file with the Planning Department, except as modified by other <br />conditions. <br />2. Bakers Square is limited to two building sign locations as <br />shown on the plans and elevations on file with the Planning <br />Department. <br />3. All roof-mounted HVAC and other equipment to be located in the <br />building's equipment well shall not penetrate the horizontal <br />plane established by the top-most edge of the building parapet <br />wall. The applicant shall submit a roof plan and building <br />sections showing the locations of all roof-mounted mechanical <br />equipment, for review and approval by the Director of <br />Planning, prior to issuance of building permits. <br />4. The applicant shall provide the trash enclosure design and <br />detailing for review and approval by the Director of Planning <br />prior to issuance of a building permit. The trash enclosure <br />design and materials shall match the building design and trim <br />detailing. Solid metal gates shall be provided. <br />5. The applicant shall replace the lawn area located along the <br />east side of Bakers Square with generous tree, shrub, and <br />groundcover materials. Prior to issuance of a building <br />permit, the applicant shall provide a revised landscape plan <br />showing this change to the satisfaction of the Director of <br />Planning. <br />6. The applicant shall install 24" box size sycamore trees along <br />the Pimlico Drive project frontage. These trees shall be <br />shown on the revised landscape plan for review and approval by <br />the Director of Planning prior to issuance of building <br />permits. <br />7. Unless otherwise indicated on the approved site plan, there <br />shall be no outdoor storage of any equipment associated with <br />the operation of the restaurant. <br />8. No building permits for Bakers Square shall be issued until <br />construction pursuant to a City contract encompassing the <br />Hacienda Drive/I-580 interchange has begun. <br />9. Bakers Square shall abide by all underlying conditions and <br />requirements of the "Measure X" approval of PUD-80-15-5D to <br />the satisfaction of the Director of Planning. <br />
