EXHIBIT "A" Conditions of Approval Resolution PC-90-62A 1. The building, parking, and landscape improvements shall substantially conform with the plans dated June 7, 1990, on file with the Planning Department, except as modified by other conditions. 2. Bakers Square is limited to two building sign locations as shown on the plans and elevations on file with the Planning Department. 3. All roof-mounted HVAC and other equipment to be located in the building's equipment well shall not penetrate the horizontal plane established by the top-most edge of the building parapet wall. The applicant shall submit a roof plan and building sections showing the locations of all roof-mounted mechanical equipment, for review and approval by the Director of Planning, prior to issuance of building permits. 4. The applicant shall provide the trash enclosure design and detailing for review and approval by the Director of Planning prior to issuance of a building permit. The trash enclosure design and materials shall match the building design and trim detailing. Solid metal gates shall be provided. 5. The applicant shall replace the lawn area located along the east side of Bakers Square with generous tree, shrub, and groundcover materials. Prior to issuance of a building permit, the applicant shall provide a revised landscape plan showing this change to the satisfaction of the Director of Planning. 6. The applicant shall install 24" box size sycamore trees along the Pimlico Drive project frontage. These trees shall be shown on the revised landscape plan for review and approval by the Director of Planning prior to issuance of building permits. 7. Unless otherwise indicated on the approved site plan, there shall be no outdoor storage of any equipment associated with the operation of the restaurant. 8. No building permits for Bakers Square shall be issued until construction pursuant to a City contract encompassing the Hacienda Drive/I-580 interchange has begun. 9. Bakers Square shall abide by all underlying conditions and requirements of the "Measure X" approval of PUD-80-15-5D to the satisfaction of the Director of Planning.
