<br />30. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any condi- <br />tions of approval, and shall be detailed in terms of species, location, size, quantities, and <br />spacmg. <br /> <br />31. All trees used in landscaping be a minimum of IS-gallons in size and all shrubs a mini- <br />mum of five gallons, unless otherwise shown on the approved landscape plan or other- <br />wise approved by the Planning Director. <br /> <br />32. The project developer shall provide root control barriers and four-inch perforated pipes <br />for parking lot trees and trees in planting areas less than 10- feet in width, as determined <br />necessary by the Planning Director at the time of review of the final landscape plans. <br /> <br />33. Prior to occupancy, the landscape architect shall certify in writing to the Planning Direc- <br />tor that the landscaping has been installed in accordance with the approved landscape and <br />irrigation plans with respect to size, number, and species of plants and overall design <br />concept. <br /> <br />34. The project developer shall adjust the sprinkler heads to redirect the water away from the <br />monument sign if proposed, while ensuring complete irrigation coverage of the landscap- <br />ing around the sign. All landscaping around the sign shall be restored after installation of <br />the sign and prior to final of the sign permit. <br /> <br />3S. A detailed landscaping plan shall be provided and shall return to the Planning Commis- <br />sion for its review and approval prior to the issuance of a building permit. Additionally, <br />the applicant is directed to provide a 360-degree visual analysis/photomontage ofthe fa- <br />cility from the Ruby Hill development. <br /> <br />Building Permit Review: <br /> <br />36. The buildings covered by this approval shall be constructed to meet Title 24 state energy <br />requirements. <br /> <br />37. All building and/or structural plans must comply with all codes and ordinances in effect <br />before the Building and Safety Division will issue permits. <br /> <br />38. The project developer shall submit a building survey and/or record of survey and a site <br />development plan in accordance with the provisions of Chapter 18.68 of the Municipal <br />Code of the City of Pleasanton.
