30. A final landscape plan and irrigation plan shall be submitted to and approved by Planning Director as part of the building permit plan set prior to issuance of an on-site permit. Said landscape plan shall be consistent with the approved landscape plan plus any condi- tions of approval, and shall be detailed in terms of species, location, size, quantities, and spacmg. 31. All trees used in landscaping be a minimum of IS-gallons in size and all shrubs a mini- mum of five gallons, unless otherwise shown on the approved landscape plan or other- wise approved by the Planning Director. 32. The project developer shall provide root control barriers and four-inch perforated pipes for parking lot trees and trees in planting areas less than 10- feet in width, as determined necessary by the Planning Director at the time of review of the final landscape plans. 33. Prior to occupancy, the landscape architect shall certify in writing to the Planning Direc- tor that the landscaping has been installed in accordance with the approved landscape and irrigation plans with respect to size, number, and species of plants and overall design concept. 34. The project developer shall adjust the sprinkler heads to redirect the water away from the monument sign if proposed, while ensuring complete irrigation coverage of the landscap- ing around the sign. All landscaping around the sign shall be restored after installation of the sign and prior to final of the sign permit. 3S. A detailed landscaping plan shall be provided and shall return to the Planning Commis- sion for its review and approval prior to the issuance of a building permit. Additionally, the applicant is directed to provide a 360-degree visual analysis/photomontage ofthe fa- cility from the Ruby Hill development. Building Permit Review: 36. The buildings covered by this approval shall be constructed to meet Title 24 state energy requirements. 37. All building and/or structural plans must comply with all codes and ordinances in effect before the Building and Safety Division will issue permits. 38. The project developer shall submit a building survey and/or record of survey and a site development plan in accordance with the provisions of Chapter 18.68 of the Municipal Code of the City of Pleasanton.
