Roof mounted equipment, the equipment shall be designed, installed, <br />and maintained so that the equipment does not project above a horizontal plane estab- <br />lished by the buildings' perimeter roofs. All screening details shall be shown on the <br />plans submitted for issuance of building permits, the adequacy of which shall be deter- <br />mined by the Planning Director, and shall be provided prior to occupancy. <br /> <br />24. All trash and refuse shall be contained completely within enclosures architecturally com- <br />patible with the main structure. The materials and color of the enclosure walls shall <br />match the building walls, and the gates shall be corrugated metal or solid wood. The de- <br />sign of the enclosures shall be shown on the plans submitted for issuance of building <br />permits, subject to the approval of the Planning Director. Trash containers shall be stored <br />within the enclosure at all times, except when being unloaded. Trash enclosures which <br />are sized to contain dumpsters with an individual capacity of 1.5 cubic yards located <br />within five feet of unprotected building openings, combustible walls, or combustible roof <br />eaves shall be provided with an automatic fire sprinkler system. <br /> <br />25. The location of any pad-mounted transformers shall be subject to approval by the Plan- <br />ning Director prior to issuance of permits by the Building and Safety Division. Such <br />transformers shall be screened by landscaping or contained within an enclosure matching <br />the building and with corrugated metal gates. All transformers shall be shown on the <br />plans submitted for issuance of building permits. <br /> <br />26. The approved building materials and colors shall be stated on the plans submitted for is- <br />suance of building permits. <br /> <br />27. All backflow prevention devices, above ground irrigation controls, and above ground ir- <br />rigation meters shall be located and screened so as to minimize visual impacts. The loca- <br />tion of all backflow prevention devices, above ground irrigation controls, and above <br />ground irrigation meters and the quantity and type of proposed landscape screening shall <br />be subject to the review and approval of the Planning Director prior to installation. <br /> <br />Landscaping and Irrigation System Design and Operation: <br /> <br />28. None of the existing trees at the existing residence area on the subject site shall be re- <br />moved. <br /> <br />29. The project developer shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping and open space areas included in this <br />project will be maintained at all times in a manner consistent with the approved landscape <br />plan for this development.
