<br />carried in a concrete gutter to an acceptable point of discharge. The minimum <br />slope for concrete gutter shall be 0.5-percent. <br /> <br />86. Property lines shall be located a minimum of two feet from the uphill side of the <br />top of bank. <br /> <br />87. The project developer shall submit a final grading and drainage plan prepared by <br />a licensed civil engineer depicting all final grades and on-site drainage control <br />measures, including concrete-lined V-ditches, to protect all cut and fill slopes <br />from surface water overflow. This plan shall be subject to the review and <br />approval of the City Engineer and/or the Chief Building Official, as applicable, <br />prior to the issuance of any building permits. <br /> <br />88. The project developer shall submit a refundable cash bond for hazard and <br />erosion control prior to issuance of an Engineering or Building and Safety <br />Division permit. The amount of this bond will be determined by the City <br />Engineer. <br /> <br />89. The project developer shall dedicate to the City for street right-of-way purposes <br />those parcels of land intended to be public streets. <br /> <br />90. The project developer shall grant an easement to the City over those parcels <br />needed for public service easements (P.S.E.) and which are approved by the <br />City Engineer or other easements, which may be designated by the City <br />Engineer. <br /> <br />91. The design for the line, grade, and structural sections for the streets serving this <br />development shall be subject to final review and approval by the City Engineer. <br /> <br />92. The project developer shall construct vertical P.C.C. curbs and gutters within this <br />development unless otherwise approved by the City Engineer. When the <br />sidewalk is adjacent to the curb and gutter, they shall be poured monolithically. <br /> <br />93. The haul route for all materials to and from this development shall be approved <br />by the City Engineer prior to the issuance of an encroachment permit. <br /> <br />94. The project developer shall submit a dust control plan or procedure as part of the <br />improvement plans. <br /> <br />95. The design of the water supply and sanitary sewer systems shall be subject to <br />the review and approval of the City Engineer. <br /> <br />18 <br />
