<br />constructed on Lots 23 and 24 adjoining the Selway and Larson properties <br />at the discretion of the applicant. <br /> <br />· Only Plan 2-R (specific elevation or model to be at the discretion of the <br />applicant) will be allowed on Lot 2; Plan 1 ("Cottage" model) on Lot 9; <br />Plan 2--R ("Tuscan" model) on Lot 10; Plan 1 ("Andalusian" model) on <br />Lot 18; and Plan 2-R ("Cottage" model) on Lot 19. <br /> <br />. On Lot 2, the project developer may install the semi-circular driveway <br />sufficient to accommodate guest driveway parking as generally shown on <br />Exhibit A. The site plan may be modified at the building permit stage <br />subject to the review and approval of the Planning Director. <br /> <br />Any changes will require a modification of the development plan following the <br />review procedures defined in the Pleasanton Municipal Code. <br /> <br />5. The project developer shall modify the Santa Rita Road/Mohr Avenue intersection's <br />signal prior to the occupancy of the first home covered by this approval. The signal <br />modification shall be completed to the satisfaction of the City's Traffic Engineer. <br /> <br />6. The project developer shall revise the project covered by this approval as follows: <br /> <br />a. The typical street Section A-A shall be revised as follows: <br /> <br />· There shall be an eight-foot wide Public Service Easements (PSE) on <br />both sides of the street. <br />· The design of the rolled curb shall conform to City Standard Detail 1 05. <br />· The bioswale shall be irrigated and shall be maintained by a <br />Homeowners Association or a Maintenance Association composed of <br />Lots 4 through 27. The driveway culverts in the bioswale accessing <br />these lots shall be maintained by the Homeowners Association or by a <br />Maintenance Association. <br />· The maximum depth of the bioswale shall be 0.5 feet unless otherwise <br />approved by the City Engineer. <br />· The project developer shall demonstrate to the satisfaction of the City <br />Engineer that the 10-year storm event is contained within the "V"-ditch. <br /> <br />b. The project developer shall revised the typical street Section B-B as follows: <br /> <br />· The design of the rolled curb shall match the existing curb design on <br />Cameron Avenue. <br />. There shall be an eight-foot wide Public Service Easements (PSE) on <br />the development's side of the street. <br />. The south side of the street shall be posted for no parking. <br />· There shall be a subdrain located under the street curb and gutter per <br />City standards. <br /> <br />3 <br />
