pr.n NN=NG COMMS SSION CSTY OF PLEASANTON <br />Ar.saMEDA COUNTY , CAL=FORKIA <br />RESOLUT=ON NO_ PC-90-42 <br />RE SOLUT=ON APPROV SNG A CONDSTSONAL USE PERMST FOR CASE <br />UP-90-17 <br />WHEREAS, Michael B_ Gibney Yeas applied for a conditional use <br />permit to a11ow an approximately a 576 square foot <br />secondary unit located at 4117 Hazelhurst Court ~ and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - R-1-6500 (Single-family Residential) <br />District ~ and <br />WHEREAS, at the it duly noticed public hearing of May 9 1990, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations o£ the City staff <br />concerning this applications and <br />WHEREAS, the Planning Commission made the following findings: <br />1 _ That the proposed location of the. conditional use <br />is in accordance with the objectives of the <br />Zoning Ordinance and the purposes o£ the district <br />in which the site is located_ <br />This request to establish a secondary unit in a <br />single-family res ideratial district conforms with <br />the obj ect Ives o£ the Zoning Ordinance , and to the <br />purpose o£ the single-family district _ single <br />family residential districts are intended to <br />preserve lower population densities than multi- <br />£amily residential districts, and special <br />consideration should be given to issues which may <br />affect privacy, traffic volumes and des ign_ The <br />proposed accessory structure on this 11 , 560 sq _ £t _ <br />parcel wi11 meet the setbacKs determined for <br />habitable accessory structures in the R-1-6500 <br />district, and the residential use of this structure <br />wi11 not noticeably increase the density o£ the <br />neigYiborYiood_ The standard size of parcels in R-1- <br />6500 district is 6, 500 sq_ ft_ per single family <br />res idence_ The subject parcel exceeds this minimum <br />lot area by 5 , 060 square feet _ Planning Department <br />feels that it is important to limit the occupancy <br />of the secondary unit to two occupants to maintain <br />a low density and traffic volume for the <br />neighborhood _ <br />
