<br />A TT ACHMENT B <br /> <br />Affordable Housing Proposal, City staff will mcct with thc devcloper to discuss the <br />potential for providing incentivcs to encourage on-site construction of affordablc housing <br />units and altcrnativcs to constructing affordablc units as set forth in this ordinancc. In thc <br />cvcnt a developer rcquests incentivcs or altcrnatives as a mcans of providing affordable <br />housing in connection with a COI developmcnt, thc Affordable Housing Proposal will be <br />revicwcd as sct forth in Section 17.44.100 of this Ordinance. COI devclopmcnt not <br />pursuing thc inclusion of affordable housing shall be subject to the Lower Income Fccs as <br />set forth in City Ordinance No. 1488. <br /> <br />C. Condominium Conversion Proiects <br /> <br />Anv Multiple Family Rcsidential Proiect approved initially with an Affordable Housing <br />Agrecmcnt with more than 25% affordablc units. that becomes a Condominium <br />Conversion Proiect. must maintain the number. level ofal1ordability (Houschold Income <br />requirements) and unit tvpe of lnclusionary Units as set forth in the Al10rdablc Housing <br />Agreement unless otherwise amended bv thc City Council. <br /> <br />Section 17.44.050. Inclusionary Unit, Including Those in Condominium Conversion <br />Projects, Provisions and Specifications <br /> <br />A. Inclusionary Units shall bc disperscd throughout thc project unlcss othcrwise <br />approved by the City. <br /> <br />B. Inclusionary Units shall be constructcd with idcntical cxtcrior matcrials and an <br />extcrior architcctural dcsign that is consistcnt with thc markct rate units in thc project. <br /> <br />C. lnclusionary Units may bc of smallcr size than the markct units in the projcct. In <br />addition, Inclusionary Units may havc fcwer intcrior amenitics than thc markct rate <br />units in thc projCCl. Howcver, thc City may rcquirc that the Inclusionary Units mcct <br />ccrtain minimum standards. These standards shall be set forth in thc Affordable <br />I-lousing Agreemcnt for thc project. <br /> <br />D. Inclusionary Units shall remain affordablc in perpetuity through recordation of an <br />Affordablc Housing Agreement as describcd in Scction 17.44.060 of this Chaptcr. <br /> <br />E. Alllnclusionary Units in a project shall be constructed concurrently within or prior to <br />the construction of the projcct's markct rate units. <br /> <br />Page 6 of 13 <br />
