<br />Staff also supports the Planning Commission's recommended condition requiring fire sprinklers <br />in the homes. <br /> <br />PUBLIC COMMENTS <br /> <br />Kevin Close, resident at 871 Sycamore Road, spoke in opposition at the Planning Commission. <br />Mr, Close did not believe the density meets the Happy Valley Specific Plan Semi-Rural Resi- <br />dential density, that the proposal meets the required maximum of 50-percent structure-to-lot- <br />width requirement, and that there is adequate neighbor separation. <br /> <br />As previously mentioned, the PUD-99-07 was approved with somewhat smaller lot size and lot <br />dimensions than those specified in the Specific Plan in order to reduce significant grading. The <br />proposed side yard setback is in conformance to those specified in the Specific Plan. Staff be- <br />lieves that reduced front yard setback could be mitigated through building design and that such <br />flexibility is allowed by the Specific Plan on a project-specific basis, <br /> <br />PUBLIC NOTICE <br /> <br />Notices of the City Council's public hearing on this item were sent to the homeowners located in <br />the Happy Valley Specific Plan area and within 1,000-feet of the subject property including <br />homes surrounding Callippe Preserve Golf Course. Staff has not received any additional verbal <br />or written comments pertaining to the proposed project as of the time the staff report was writ- <br />ten. <br /> <br />PUD DEVELOPMENT PLAN FINDINGS <br /> <br />The Pleasanton Municipal Code sets forth the purposes ofthe Planned Unit Development (PUD) <br />District and the considerations to be addressed in reviewing a Pun development plan proposal <br />or modifications of an approved development plan, The proposal establishes design guidelines <br />and requests to change review procedures of the future house designs; it would not involve a <br />change in density, lotting, etc. Therefore, staff believes that the proposed modification would be <br />covered by the previously approved development plan findings. <br /> <br />FISCAL IMPACT <br /> <br />The proposed modification would have a negligible financial impact on the City. <br /> <br />SR:06:271 <br />Page 8 <br />
