On-site parking at six <br />parking spaces -- two enclosed parking spaces and four open parking spaces <br />-- would be required to be provided with each lot. <br /> <br />Adequate apcess is provided to all structures for police, fire, apd other emer- <br />gency vehicles. <br /> <br />The geotechnical review has shown that the proposed design of the grading <br />plan is adequate and the proposed design of the street system, including the <br />installation ofEV A's, will create a safe circulation pattern. <br /> <br />Through the provisions of the Happy Valley Specific Plan and the proposed condi- <br />tions of approval, staff believes that all public safety measure will be addressed. <br />Therefore, staff believes that this finding can be made. <br /> <br />7. Whether the proposed development plan conforms to the purposes of the <br />PUD District: <br /> <br />The proposed PUD plan sets forth the parameters for the development of the <br />subject property in a manner consistent with the Happy Valley Specific Plan. <br />The proposed PUD development plan implements the purposes of the City's <br />PUD Ordinance by providing a residential development consisting of custom- <br />lot, single-family building sites, open space areas, and land, for the City's <br />planned golf course.
