<br />6C <br /> <br /> <br />"I" <br />.. <br />pLEASANTONo <br /> <br />City Council <br />Staff Report <br />December 5,2006 <br />Planning Department <br /> <br />SUBJECT: <br /> <br />PUD-99-07-03M1PDR-579 <br /> <br />APPLICANT/: <br />PROPERTY OWNER: <br /> <br />Donald Babbitt/Heartwood Communities <br /> <br />PURPOSE: <br /> <br />Applications for: (1) a major modification to the approved PUD de- <br />velopment plan for Tract 7162 (formerly TTK Properties) to incor- <br />porate design guidelines for the development and to modifY the de- <br />sign review approval process, and (2) for design review approval for <br />the construction of an approximately 7,128 sq. ft. , two-story home, <br />with an approximately 1,668 sq.ft. garage and a 1,088 sq. ft. base- <br />ment located on Lot 8. <br /> <br />GENERAL PLAN: <br /> <br />Happy Valley Specific Plan <br /> <br />ZONING: <br /> <br />PUD-SRDR (Planned Unit Development - Semi-Rural Density <br />Residential) District. <br /> <br />LOCATION: <br /> <br />In the Happy Valley Specific Plan study area on the south side of <br />Happy Valley Road at the junction of Happy Valley Road and Alisal <br />Street. <br /> <br />PLANNING COMMISSION ACTION: <br /> <br />On October 18,2006, the Planning Commission, on a 3-2 vote, recommended that the City <br />Council approve Case No. PUD-99-07-03M/PDR-579 as shown on Exhibit A, subject to the <br />conditions of approval as shown on Exhibit B-1 and Exhibit B-2. Commissioner O'Connor <br />voted against the proposal because he wanted to limit the total square footage even further. <br />Commissioner Olson voted against the proposal as he was interested in allowing more square <br />footage if the homeowner used more green building, <br /> <br />SR:06:271 <br />Page 1 <br />
