4. Whether grading takes into account environmental characteristics and
is designed in keeping with the best engineering practices to avoid
erosion, slides, or flooding to have as minimal an effect upon the
environment as possible.

Prior to the approval of PUD-O I, a geotechnical status of the slope stability
for the bank of the Arroyo del Valle was reviewed and peer-reviewed by
geotechnical consultants. The determination was the proposed location is
on stable bank and that a 20-foot building setback is required. The reports
and geotechnical peer review comments were accepted bas stable by the
City Engineer.

The proposed modification does not alter the approved setback, The
proposed building on the subject lot will meet the setback requirements.

Therefore, staff believes that this finding can be made.

5. Whether streets and buildings have been designed and located to
complement the natural terrain and landscape.

The grading for the lots covered by PUD-O I has been done in a manner
consistent with the requirements and geotechnical report recommendations
that have been provided for the development. The location and the
configuration of the public street follow natural contours, The approved
design guidelines require the installation of street trees of native species.
All private lots are designed to drain to the face-of-curb. Excess storm
water runoff would be directed into public street storm drain.

The proposed modification does not affect the grading and drainage,
Therefore, staff believes that this finding can be made.

6. Whether adequate public safety measures haven incorporated into the
design ofthe plan.

All homes covered by PUD-O 1 approval are conditioned to be designed to
meet the requirements of the Uniform Building Code, other applicable City
codes, and State of Cali fomi a mandated noise, energy, and accessibility
requirements. All streets are constructed to meet City standards and are
adequate to handle anticipated traffic volumes.
