Whether grading takes into account environmental characteristics and <br />is designed in keeping with the best engineering practices to avoid <br />erosion, slides, or flooding to have as minimal an effect upon the <br />environment as possible. <br /> <br />Prior to the approval of PUD-O I, a geotechnical status of the slope stability <br />for the bank of the Arroyo del Valle was reviewed and peer-reviewed by <br />geotechnical consultants. The determination was the proposed location is <br />on stable bank and that a 20-foot building setback is required. The reports <br />and geotechnical peer review comments were accepted bas stable by the <br />City Engineer. <br /> <br />The proposed modification does not alter the approved setback, The <br />proposed building on the subject lot will meet the setback requirements. <br /> <br />Therefore, staff believes that this finding can be made. <br /> <br />5. Whether streets and buildings have been designed and located to <br />complement the natural terrain and landscape. <br /> <br />The grading for the lots covered by PUD-O I has been done in a manner <br />consistent with the requirements and geotechnical report recommendations <br />that have been provided for the development. The location and the <br />configuration of the public street follow natural contours, The approved <br />design guidelines require the installation of street trees of native species. <br />All private lots are designed to drain to the face-of-curb. Excess storm <br />water runoff would be directed into public street storm drain. <br /> <br />The proposed modification does not affect the grading and drainage, <br />Therefore, staff believes that this finding can be made. <br /> <br />6. Whether adequate public safety measures haven incorporated into the <br />design ofthe plan. <br /> <br />All homes covered by PUD-O 1 approval are conditioned to be designed to <br />meet the requirements of the Uniform Building Code, other applicable City <br />codes, and State of Cali fomi a mandated noise, energy, and accessibility <br />requirements. All streets are constructed to meet City standards and are <br />adequate to handle anticipated traffic volumes. <br />
