<br />EXHIBIT A <br /> <br />FINDINGS FOR PUD-OI-09M <br /> <br />1. Whether the proposed development is in the best interest ofthe public <br />health, safety, and general welfare. <br /> <br />The proposed modification is to modifY the design aspect of the homes <br />while retaining the approved density, lotting, and setbacks of PUD-O 1. The <br />proposed modification is in conformance to the Pleasanton General Plan <br />and all other relevant policies and programs, The proposed modification, <br />as conditioned, meets all applicable City standards concerning public <br />health, safety, and welfare, e.g. vehicle access, geologic hazards, and flood <br />hazards. The proposed modification will not impact the project's share of <br />the public infrastructures approved by the Vineyard Avenue Corridor <br />Specific Plan. <br /> <br />Therefore, staff believes that this finding can be made. <br /> <br />2. Whether the proposed development is consistent with the Pleasanton <br />General Plan. <br /> <br />The Vineyard Avenue Corridor Specific Plan designates the subject site as <br />Low Density Residential district. The proposed modification is to allow <br />flexibility in building design. It does not alter the density, lotting or lot <br />configuration as approved by PUD-O 1, <br /> <br />Therefore, staff believes that this finding can be made. <br /> <br />3. Whether the proposed development is compatible with previously <br />developed properties in the vicinity and the natural, topographic <br />features of the site. <br /> <br />The proposed modification to the design guidelines would not alter the <br />approved public streets for the site by the Vineyard Avenue Corridor <br />Specific Plan, The existing and proposed public streets would remain in a <br />manner consistent to the approved PUD-O 1. The modification would allow <br />the home on the subject site to be slightly taller than what is allowed by the <br />approved design guidelines. As a mitigation, condition of approval requires <br />the applicant plant additional trees on the adjoining East Bay Regional Park <br />District property. <br /> <br />Therefore, staff believes that this finding can be made, <br />
