<br />neighborhoods to the west of this edge of the Specific Plan Area. Those neighborhoods are <br />Pleasanton Meadows, Vintage Hills II, Vineyard Hills, and Vineyard View. <br /> <br />The approved design guidelines encourage variety in building forms to achieve visual interest. <br />Interesting architectural detailing is also recommended on the roof pitch, building exterior <br />materials, porches, main entryway articulation, etc. The exterior colors of the homes are <br />required to be warm, medium-light to medium earthtones in order to blend with the surrounding <br />natural setting. <br /> <br />The proposed house design would be comprised of traditional Mediterranean style architecture <br />with porches, arches, and bay windows. The home would be finished with stone accent mate- <br />rial placed on portions of the building, The use of accent materials, exposed brackets, decora- <br />tive porch posts, and other architectural articulation would be extended to all four building ele- <br />vations. The exterior colors of the homes would be light -medium taupe colors, Given the pro- <br />posed architectural designs and exterior colors and materials, staff finds that the request to mod- <br />ifY the roofing material is appropriate in the context of the Vineyard Avenue Corridor Specific <br />Plan design theme. <br /> <br />PUD DEVELOPMENT PLAN FINDINGS <br /> <br />The Pleasanton Municipal Code sets forth the purposes of the Planned Unit Development (PUD) <br />District and the considerations to be addressed in reviewing a PUD development plan proposal <br />or modifications of an approved development plan. Although the requested modification would <br />not involve a change in density, lotting, it modifies the approved design guidelines and requests <br />a change in review procedures for the future house designs, The city Council must make find- <br />ings that the proposed PUD major modification conforms to the purposed ofthe PUD District, <br />before making its action. These findings are listed in Attachment No.2. <br /> <br />PUBLIC NOTICE <br /> <br />Notice of the City Council's public hearing on this item were sent to all property owners and <br />tenants living within 1,000 feet of the subject property, In addition, the City advertised the no- <br />tice in the newspaper and posted the hearing notice in the bullet board in front of200 Old Bernal <br />Avenue, <br /> <br />Staff received no comments from surrounding neighbors. <br /> <br />FISCAL IMPACT <br /> <br />The applicant would be required to pay the per unit development fees specified in the Vineyard <br />Avenue Corridor Specific Plan. The owner of the property covered by this development plan <br />modification would pay property taxes that would go to offset its impact to City Services includ- <br /> <br />SR:06:270 <br />Page 5 <br />
