<br />2. Development Standards for Lot 4: <br />The development standards for the primary structures and additions to primary structures <br />shall be: <br /> <br />. Front Yard Building Setback - 25-feet; <br />. Side Yard Building Setback - 10-feet; <br />. Rear Yard Building Setback - 20-feet; and, <br />. Maximum Building Height - One-story or 26-feet. (Note: The home covered by <br />this approval can be configured as two story building provided that the second <br />floor building massing facing the Shadow Cliffs facility is visually reduced,) <br /> <br />The development standards for accessory structures on Lot 4 shall be: <br /> <br />. Rear Yard Setback - 20-feet; <br />. Interior Side Yard - to-feet; <br />. Street Side Yard for Comer Lots - 20-feet; and, <br />. Maximum height - One-Story and 15- feet. <br /> <br />3. Front Porches: <br />Covered front porches attached to the main structure may come to a point no closer than <br />12-feet from the front property line, provided that the covered front porch is designed to <br />be an integral part of the home, is open on three sides, has a minimum depth of eight-feet, <br />maintains the required IO-foot side yard, and has a minimum width of 10-feet or covers <br />50-percent of the width of the wall that it is located along, whichever is greater. The <br />porch eaves shall project no more than an additional 24-inches into the required front <br />yard setback area. <br /> <br />4. Building Height: <br />For all primary and accessory structures, the building height shall be measured vertically <br />from the lowest ground elevation adjacent to the building to the highest elevation of the <br />building, excluding chimneys, <br /> <br />5. Floor Area Ratio: <br />The maximum floor area ratio (FAR) for Lot 4 including primary and accessory struc- <br />tures shall be 40-percent or 4,200 square feet, whichever is less. The floor area ratio shall <br />not include swimming pools/spas and a cumulative garage floor area less than 600 square <br />feet, Garage floor area over 600 square feet shall be counted in the lots' floor area ratios. <br />(Note: This is cumulative garage floor area, e.g., the combined floor area for detached <br />and attached garages on these lots.) <br /> <br />6. Building Form: <br />The individual homes shall be designed to achieve an eclectic mix of building forms and <br />massing characteristic of the village form at the subdivision scale, while incorporating <br /> <br />JR 06:035 <br />Page 3 of I2 <br />
