<br />1. Outdoor Spaces: <br />The individual buildings on the individual sites within this development should be sited <br />so as to shape outdoor spaces and to frame views from the street and cul-de-sac to the <br />outlying areas including the Arroyo, The spaces between buildings should be varied in <br />size and shape, and should be designed to consider use, circulation, and views. <br /> <br />2. Collections of Buildings and Garage Placement: <br />The views of garages from the public street should be minimized. <br /> <br />a. Unless otherwise required by the PUD development plan, detached accessory <br />structures located in rear yards shall maintain a five-foot minimum rear yard and <br />side yard setback. <br /> <br />b. Detached accessory structures and/or garages shall be separated from the primary <br />homes by at least five-feet. A low-profile - not to exceed a maximum height of <br />15-feet - covered breezeway of porch-type design may be constructed between the <br />home and the detached structure/garage to provide protection from rain and to <br />visually integrate the primary and accessory structures. <br /> <br />c. Tandem parking within a garage for not more than two consecutive cars may be <br />permitted. <br /> <br />3. Driveways: <br />Driveways should be minimized in terms of appearance and sited where possible to open <br />views between properties and looking off-site. <br /> <br />a. Driveways should be constructed of materials other than asphalt. Earth-toned and <br />textured surfaces - stone or colored concrete with simple stamped patterns - <br />which complement the home exterior building materials and colors should be pro- <br />vided. <br /> <br />b. Auto-courts, Hollywood drives, Hollywood drives with front yard parking parallel <br />to the street and/or cul-de-sac, and circular drives are not permitted. <br /> <br />Building and Architectural Guidelines <br /> <br />Variety in building fonn is a critical element in how the overall development will appear from <br />off-site views.
