<br />6. The property owners shall obtain: (I) a building permit form from the Building and <br />Safety Division; (2) a curb-cut permit from Public Works Department for the new <br />driveway, and (3) any other applicable City permits for the project prior to <br />corrunencementofconstruction. <br /> <br />7. The new fireplace shall be a gas fireplace, pellet-fueled wood heater, or EPA certified <br />wood-burning appliance. The fireplace type shall be indicated on the floor plan <br />submitted for issuance of building permits. <br /> <br />8. Final inspection of the structure(s) by the Planning Department is required prior to <br />occupancy of the addition. <br /> <br />9. Site improvements and construction activities shall be limited to the hours of 8:00 a.m. <br />to 5:00 p.m. Monday through Friday. All construction equipment must meet DMV <br />noise standards and shall be equipped with muffling devices. No construction <br />activities shall be allowed on Federal holidays. <br /> <br />10. This design review approval will lapse one year from the effective date of approval, <br />unless a building permit has been issued and construction has corrunenced and is <br />diligently pursued toward completion, or unless an extension has been approved by the <br />City. <br /> <br />11. The applicant shall pay for the actual cost of a replacement wood fence in the <br />Georgatos' rear yard, not to exceed $6,000. This fence shall be a six,foot tall redwood <br />fence with one foot of lattice above, for a total height of seven feet. Additionally, the <br />applicant shall split the cost of a replacement redwood fence on the corrunon rear <br />property line with the Georgatos. The fences shall be constructed at the earliest <br />possible time after issuance of a building permit for the addition. The fence shall be <br />subject to the approval of the Georgatos but shall not require further City approval. <br /> <br />{end} <br /> <br />4 <br />
