The property owners shall obtain: (I) a building permit form from the Building and Safety Division; (2) a curb-cut permit from Public Works Department for the new driveway, and (3) any other applicable City permits for the project prior to corrunencementofconstruction. 7. The new fireplace shall be a gas fireplace, pellet-fueled wood heater, or EPA certified wood-burning appliance. The fireplace type shall be indicated on the floor plan submitted for issuance of building permits. 8. Final inspection of the structure(s) by the Planning Department is required prior to occupancy of the addition. 9. Site improvements and construction activities shall be limited to the hours of 8:00 a.m. to 5:00 p.m. Monday through Friday. All construction equipment must meet DMV noise standards and shall be equipped with muffling devices. No construction activities shall be allowed on Federal holidays. 10. This design review approval will lapse one year from the effective date of approval, unless a building permit has been issued and construction has corrunenced and is diligently pursued toward completion, or unless an extension has been approved by the City. 11. The applicant shall pay for the actual cost of a replacement wood fence in the Georgatos' rear yard, not to exceed $6,000. This fence shall be a six,foot tall redwood fence with one foot of lattice above, for a total height of seven feet. Additionally, the applicant shall split the cost of a replacement redwood fence on the corrunon rear property line with the Georgatos. The fences shall be constructed at the earliest possible time after issuance of a building permit for the addition. The fence shall be subject to the approval of the Georgatos but shall not require further City approval. {end} 4
