<br />EXHmIT B <br />CONDITIONS OF APPROVAL <br /> <br />PAP-95/PAP-93/PADR-1472, Stan and Stacey Knight <br />779 Mirador Court <br />November 7, 2006 <br /> <br />1. The proposed addition shall conform substantially to the site plan and related <br />materials, Exhibit A, dated "Received September 26, 2006," on file with the Planning <br />Department, except as modified by these conditions. Minor changes to the plans may <br />be allowed subject to the approval of the Planning Director if found to be in substantial <br />conformance with the approved exhibits. <br /> <br />2. The project developer shall write all conditions of approval for this case on all building <br />permit plan check sets submitted for review and approval. These conditions of <br />approval shall, at all times, be on all construction plans kept on the project site. It is <br />the responsibility of the property owner to ensure that the project contractor is aware <br />of, and abides by, all conditions of approval. Prior approval from the Planning <br />Department must be received before any changes are constituted in site design, <br />grading, building design, building colors or materials, etc. <br /> <br />3. The colors and materials of the addition, including the roof, shall match those of the <br />main residence. <br /> <br />4. Any exterior lighting shall limit glare on surrounding properties. No up' lighting shall <br />be permitted, and all lighting shall be of a low luminosity. <br /> <br />5. Two (2) trees shall be planted in the rear yard to soften the architecture and provide <br />privacy. One tree shall be located generally between the master bedroom window <br />(towards 790 East Angela), and the other shall be generally located on the <br />southwestern portion of the rear yard (towards 784 East Angela). The tree behind the <br />Georgatos' property shall be subject to the approval of the Georgatos. The applicants <br />shall also plant vegetation on both sides of the driveway pad, on the west elevation, in <br />order to soften the appearance and maintain an attractive street faltade. The applicant <br />shall install a drip irrigation system to ensure that the two trees shall thrive and be <br />maintained in good health. The vegetation and tree species, size, and location shall be <br />subject to the review and approval of the Planning Director, prior to the issuance of a <br />building final. <br /> <br />3 <br />
