<br />Resolution No. 06-062 <br />Page 3 of 4 <br /> <br />EXHIBIT B <br />CONDITIONS OF APPROVAL <br /> <br />PADR-1542, Robert Sweeney Construction/Jim Rhoades <br />3227 Anastscia Ct. <br />September 5, 2006 <br /> <br />1. The proposed addition shall conform substantially to the site plan and building elevations, <br />Exhibit A (dated May 9, 2006), on file with the Planning Department, except as modified by <br />these conditions. <br /> <br />2. The project developer shall write all conditions of approval for this case on all building <br />permit plan check sets submitted for review and approval. These conditions of approval <br />shall be on, at all times, all construction plans kept on the project site. It is the <br />responsibility of the property owner to ensure that the project contractor is aware of, and <br />abides by, all conditions of approval. Prior approval from the Planning Department must be <br />received before any changes are constituted in site design, grading, building design, <br />building colors or materials, etc. <br /> <br />3. Before the commencement of construction activities, the applicant shall tarp or otherwise <br />screen the back area of the existing trellis. <br /> <br />4. The new fireplace shall be a gas fireplace, pellet-fueled wood heater, or EPA certified <br />wood-burning appliance. The fireplace type shall be indicated on the floor plan submitted <br />for issuance of building permits. <br /> <br />5. Any exterior lighting shall limit glare on surrounding properties. No up-lighting shall be <br />permitted. All lighting shall be of a low luminosity. <br /> <br />6. The colors and materials of the addition shall match those of the existing structure. <br /> <br />7. Prior to the issuance of a building final, the applicant shall plant two additional trees within <br />the four-foot planter strip between the pool and the rear property line. As recommended by <br />the City's Landscape Architect, the applicant shall plant two (2) minimum 15-gallon <br />Pittosporum eugenioides. <br /> <br />8. Prior to the issuance of a building final, the applicant shall install a drip irrigation system <br />within the four-foot planter strip between the pool and the rear property line. <br /> <br />9. Prior to the issuance of a building final, the applicant shall pay, at a reasonable cost, for <br />the purchase and installation of 5-gallon shrubs, the type and species of which shall be <br />subject to the review and approval of the Planning Director. The shrubs shall be planted, <br />with consent of the Stantons, for a length of approximately 12 feet along the Stantons' rear <br />yard property line to best provide screening of the Stanton's rear "courtyard" from the <br />second story balcony. The Stantons may opt against the planting of the shrubs, however, <br />this would not affect project approval. <br /> <br />10. At the end of construction and prior to the issuance of a building final, the applicant shall <br />power wash the Stantons' residence at 3116 Joanne Circle, including the back concrete <br />patio area. <br />
