<br />Exhibit B <br />Draft Conditions of Approval <br />PAP-95/P AP-93/P ADR-1472 <br />779 Mirador Court <br /> <br />1. The proposed addition shall conform substantially to the site plan and related materials, <br />Exhibit A, dated "Received September 26,2006", on file with the Planning Department, <br />except as modified by these conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found to be in substantial conformance <br />with the approved exhibits. <br /> <br />2. The project developer shall write all conditions of approval for this case on all building <br />permit plan check sets submitted for review and approval. These conditions of approval <br />shall be on, at all times, all construction plans kept on the project site. It is the <br />responsibility of the property owner to ensure that the project contractor is aware of, and <br />abides by, all conditions of approval. Prior approval from the Planning Department must <br />be received before any changes are constituted in site design, grading, building design, <br />building colors or materials, etc. <br /> <br />3. The colors and materials of the addition, including the roof, shall match those of the main <br />residence. <br /> <br />4. Any exterior lighting shall limit glare on surrounding properties. No up-lighting shall be <br />permitted and all lighting shall be ofa low luminosity. <br /> <br />5. Two (2) trees shall be planted in the rear yard to soften the architecture and provide <br />privacy. One tree shall be located generally between the master bedroom window <br />(towards 790 East Angela), and the other shall be generally located on the southwestern <br />portion of the rear yard (towards 784 East Angela). The tree behind the Georgatos' <br />property shall be subject to the approval of the Georgatos'. The applicants shall also <br />plant vegetation on both sides of the driveway pad, on the west elevation, in order to <br />soften the appearance and maintain an attractive street fa~ade. The applicant shall install <br />a drip irrigation system to ensure that the two trees shall thrive and be maintained in good <br />health. The vegetation and tree species, size, and location shall be subject to the review <br />and approval of the Planning Director, prior to the issuance of a building final. <br /> <br />6. The property owners shall obtain (1) a building permit form the Building and Safety <br />Division, (2) a curb cut permit from Public Works Department for the new driveway, and <br />(3) any other applicable City permits for the project prior to commencement of <br />construction. <br />
