The majority of the lot is nat with an inclined slope at the rear of the property. The <br />subject property is developed with a 1,542 square-foot single-story residence with an attached <br />two-car garage. The pad elevation is approximately l2-feet below the pad elevations of the <br />homes located directly to the rear of this site on East Angela Street. The concerned neighbors' <br />homes are to the rear and are single-story residences. The home located to the west, 771 <br />Mirador Court, is a two-story residence and the home located to the cast, 787 Mirador Court, is a <br />single-story residence. <br /> <br />The Pleasanton Heights neighborhood is comprised of both single and second-story homes that <br />vary in architectural style, massing, and height. There are three two-story homes on Mirador <br />Court, 771, 786, and 795. Like the subject property, the three two-story homes on the court <br />have lower elevation-building pads than the houses located to the rear of the properties. For the <br />location of single and two-story homes and homes that are relatively the same size as what is <br />being proposed, please see Exhibit L. <br /> <br />DISCUSSION <br /> <br />The application for the Knights' addition was approved by the Zoning Administrator and denied <br />by the Planning Commission. Although an agreement has since been reached with the <br />Georgatos', Ms. Wensel, and the Knights, there may be other neighbors that have concerns with <br />the second-story addition. <br /> <br />Two neighbors who reside to the rear of the subject property, but do not share any property lines <br />with the subject property, have expressed opposition to the project; Tim Bennett of784 East <br />Angela Street and Ron Imperiale of798 East Angela Street. They feel that the second-story <br />addition would obstruct and diminish their current views, devalue the future property values of <br />their homes, reduce their privacy, and that the project would be incompatible with the <br />neighborhood design. <br /> <br />SR 06:245 <br />Page 5 or8 <br />
