<br />Ordinance No. 1939 <br />Exhibit B <br /> <br />(setbacks) are pursuant to the approved plans, prior to receiving a foundation <br />inspection for the structure. <br /> <br />14. This development shall be considered as a "frrst-come, first-served" project for <br />growth management purposes. <br /> <br />15. Wood-burning fireplaces shall be prohibited. Natural gas-fired fireplaces, EPA- <br />certified wood fireplaces or heaters, and wood pellet-fueled heaters and fireplace <br />inserts shall be allowed. <br /> <br />16. The project developer shall provide all buyers with copies of the project conditions <br />of approval. <br /> <br />17. Details and sections of the siding installation, door trim, and window treatments <br />for the houses on Lots 1 and 3 (sill, trim, frame, sash, mullion, mounting, window <br />recess, etc.) shall be shown on the building permit plans and shall be subject to <br />review and approval by the Planning Director prior to issuance of a building <br />permit. <br /> <br />18. The applicants shall use high quality ("architectural grade") composition roof <br />shingles on both units that is thicker than standard composition shingles. A roof <br />material sample or manufacturer's brochure shall be included with the plans <br />submitted for issuance of building permits and shall be subject to the review and <br />approval by the Planning Director prior to issuance of building permits for the <br />project. <br /> <br />19. The project developer shall submit a final exterior lighting plan for the project for <br />the review and approval of the Planning Director prior to issuance of building <br />permits. All exterior lighting shall be directed downward and designed or shielded <br />so as to not shine on neighboring properties. The applicant shall submit a final <br />lighting plan, and include drawings and/or manufacture's specification sheets <br />showing the size and types light fixtures proposed for the exterior of the buildings <br />and parking areas. The light fixtures and their locations shall be subject to the <br />review and approval of the Planning Director. <br /> <br />20. All conditions of approval shall be attached to all building permit plan check sets <br />submitted for review and approval. These conditions of approval shall be attached <br />at all times to any grading and construction plans kept on the project site. It is the <br />responsibility of the applicant/property owner to ensure that the project contractor <br />is aware of, and abides by, all conditions of approval. It is the responsibility of the <br />applicant/property owner to ensure that the project landscape contractor is aware <br />of, and adheres to, the approved landscape and irrigation plans, and all conditions <br />of approval.
