<br />within an area in which potential impacts may be anticipated based upon the arborist <br />report. This cash bond or security shall be retained for one year following <br />acceptance of public improvements or completion of construction, whichever is <br />later, and shall be forfeited if the trees are destroyed or substantially damaged. In <br />the event any trees are destroyed or substantially damaged, the applicant shall plant <br />replacement trees of a minimum 24-inch box size and an arborists' assessment, at <br />the developer's expense, shall be required to determine the value of the damage or <br />loss and the resultant sum paid to the City's Urban Forestry Fund. <br /> <br />7. Any outdoor lighting for the subject property shall be of low intensity and shielded <br />in order to minimize its visibility from off-site. Outdoor lighting shall not glare onto <br />adjacent properties or streets. Exterior lighting shall use the lowest wattage and <br />shall limit the number of fixtures to attain the lowest luminosity. <br /> <br />8. The proposed driveway paving and mow strip shall be located fully on the subject <br />property with the concrete wheel tracks sited in a manner so that vehicles using the <br />driveway do not encroach in any manner upon the neighboring property. <br /> <br />9. Unless otherwise approved by the Planning Director, the exterior colors and <br />materials of the additions shall match those of the existing structure. <br /> <br />10. The new fireplace shall be a gas fireplace, pellet-fueled wood heater, or EPA <br />certified wood-burning appliance. The fireplace type shall be indicated on the floor <br />plan submitted for issuance of building permits. <br /> <br />11. The applicants shall use "high definition" composition roof shingles on the existing <br />house and additions. A roof material sample or manufacturer's brochure shall be <br />submitted to the Planning Director for review and approval prior to installation. <br /> <br />12. The applicants are encouraged to utilize wood-framed windows for the new <br />windows. However, if wood is not used, vinyl- or fiberglass-framed windows shall <br />be utilized that have a similar frame and sash thickness as found on a traditional <br />wood-framed window. Details and sections of the windows and window treatments <br />(trim, frame, sill, etc.) shall be shown on the building permit plans and shall be <br />subject to review and approval by the Planning Director prior to issuance of a <br />building permit. <br /> <br />13. The footings of the retaining walls required for construction of the garage and <br />basement shall be located fully on the subject property. <br /> <br />14. All site improvements and construction activities shall be limited to the hours of <br />8:00 a.m. to 5:00 p.m., Monday through Friday. All construction equipment must <br />meet DMV noise standards and shall be equipped with muffling devices. No <br />construction activities shall be allowed on Federal holidays.
