The peer-rcvicw comment lcttcrs from Dale Marcum of Cotton, Shircs & As- <br />sociates to Marion Pavan dated July 12,2006, <br /> <br />The project devcloper shall implcment Comment 1 b of thc Cotton/Shires letter - <br />provide an analysis of storm drainage impacts to thc proposed building pads - <br />with the tcntative subdivision map application, <br /> <br />21, The project developcr's geotechnical consultant shall review and approvc all foun- <br />dation, retaining wall, and drainage gcotcchnical aspects of thc final development <br />plans to cnsure that thc recommendations have been propcrly incorporated into thc <br />dcvelopment. The consultant shall certify by writing on the plans or as othcrwise <br />acceptable to the Dircctor of Building Inspcction that the final devclopment plan is <br />in conformance with the geotechnical rcport approved with thc project. <br /> <br />22, The projcct developcr shall anncx this development and the open-space area to be <br />deedcd to the City to the Lcmoinc Ranch Geologic Hazard Abatement District <br />(GHAD), The projcct developer shall be responsible for preparing all necessary <br />documentation to annex to the Lemoinc Ranch GHAD including any expenses of <br />thc City's geotcchnical enginccr for the GHAD. The projcct dcvclopcr shall be rc- <br />sponsible for paying a catch-up payment to thc GHAD assessmcnts and any ex- <br />pcnses of the City's gcotechnical cngineer prior to thc approval of the final map. <br />Upon recordation of thc final subdivision map, the projcct dcveloper and/or lot <br />owncrs shall be responsiblc for paying thc future annual GHAD assessments for <br />the dcvelopmcnt and the public open-spacc area, <br /> <br />23, At thc tentativc map stage, the applicant shall work with staff to reduce the height <br />of the slope banks on the west side of Lot 6 and on the south side of Lot 7 facing <br />the proposcd public street and Old Foothill Road, Mcasurcs such as using addi- <br />tional, lower retaining walls and/or split pads shall be considered, <br /> <br />24.
