<br />4, Cattle grazing shall be allowed on the 22-acre open space area surrounding the <br />eight-lot portion of this development. The grazing density shall be based on a <br />combination of factors including, but not limited to, the type of grazing (free-range <br />and/or supplemented with feed), the age of the animals, etc., and shall be deter- <br />mined with review of the tentative map and shall be subject to the approval of the <br />Planning Commission. The applicant shall provide a cattle fence around the open <br />space area as shown on the Landscape Design Guidelines, The existing cattle shed <br />located near the southern side of the property is allowed to remain. Any future use <br />for the open space area is subject to City review including the Trails Ad Hoc <br />Committee and the Parks and Recreation Commission. <br /> <br />S. The applicant shall install or provide funding for a trail in the open space area, as <br />determined by the Director of Parks and Community Services. <br /> <br />6. Lots 1 through 8 of the PUD Development Plan shall be subject to the following <br />uses and site development standards: <br /> <br />a. The permitted and conditional uses of the R-l (One Family Residential) <br />District as described under Chapter 18.32 of the Pleasanton Municipal <br />Code, <br /> <br />b. Development Standards for Primary Structures: The following building <br />setback and height standards shall apply to the primary structures and addi- <br />tions to primary structures including second units on these lots: <br /> <br />. Front yard Building Setback - 30 feet from the property line provided <br />that any building is at least 10 feet from the top-of-bank of a <br />swale/seep or slope bank. <br />. Interior Sideyard Building Setback - IS feet from the property line <br />provided that any building is at least S feet from the top-of-bank of a <br />swale/seep or slope bank. <br />. Street Sideyard Building Setback - 20-feet from the property line pro- <br />vided that any building is at least S feet from the top-of-bank of a <br />swale/seep or slope bank. <br />. Rearyard Building Setback - 30-feet from the property line provided <br />that any building is at least S feet from the top-of-bank of a swale/seep <br />or slope bank. <br />. Maximum Height - 30-feet. <br />. Maximum Floor Area Ratio (FAR) - 2S% or 8,000 square feet, exclu- <br />sive of 700 square feet of garage area, whichever is less.
