<br />EXHIBIT B <br />DRAFT CONDITIONS OF APPROVAL <br /> <br />PUD-58 and PGPA-ll, Austin Property <br />3459 Old Foothill Road <br />October 17, 2006 <br /> <br />Project-Specific Conditions: <br /> <br />I, The subdivision, public improvcmcnts and landscaping, and buildings covercd by <br />this approval shall be constructcd/installed substantially as shown on thc develop- <br />ment plans, Exhibit A, dated " Received August 18, 2006" on filc with the Plan- <br />ning Departmcnt, cxcept as modificd by the following conditions. Minor changes <br />to the plans may be allowed subjcct to the approval of the Planning Director if <br />found to be in substantial conformancc to the approved exhibits, <br /> <br />2. Thc dcsign, construction, and landscaping of the development covered by this ap- <br />proval including thc individual homcs shall be subject to the following design <br />guidelines to thc satisfaction of thc Planning Dircctor: <br /> <br />a, "Meadowlark Estates Subdivision Site Dcvclopment and Architectural Rc- <br />vicw Guidelincs", dated August 11, 2006 or as subscqucntly rcvised by <br />City approval, prepared by Gorny & Associates and PGAdesign. <br />b. "Landscapc Design Guidclines for Meadowlark, Austin Property", datcd <br />May,2006 or as subsequently rcviscd by City approval, prcparcd by <br />PGAdesign, <br /> <br />The project dcveloper shall work with staff to further refinc thc guidelines for <br />clear guidancc to future owners regarding all aspects of thc designs of thcse <br />homes. Thc guidelincs shall state thc design review procedures for thcsc lots for <br />approval by the Zoning Administrator and shall state the procedurcs to inform thc <br />Planning Commission of the Zoning Administrator's actions, The revised guide- <br />lines shall be subjcct to revicw and approval by the Planning Commission with its <br />action on thc tentativc subdivision map, <br /> <br />3, The project dcveloper shall pay any and all fees to which the properties covered by <br />this PUD Development Approval are subjcct prior to issuance of building permits, <br />The devcloper is exempt from the City's in-lieu park dedication fee.
