CONCLUSION

The transfer of 2,658 square feet proposed by the lot line adjustment from the City-owned open
space Parcel C to the vineyard estate lot Parcel A supports the Vineyard Avenue Corridor
Specific Plan's agricultural purposes by providing a permanent well water source to irrigate the
15.6 acres of vineyards required by the Specific Plan and the project's Planned Unit
Development regulations. The City's interests remain protected by provisions requiring
compliance with PUD-00-01 regulations, Pleasanton Municipal Code provisions,
indemnification, and the continued use of the well water for the private maintenance of the
landscaping on the City-owned Parcels C and D, the street landscaping, and other vegetation.

FISCAL IMPACT

None.

Respectfully Submitted,

~0~

w

Rob Wilson
Director of Public Works

Nelson Fialho
City Manager

Attachments: Diagram of Chateau Country Estates (Tract 7240)
Lot Line Adjustment Exhibit
First Amendment to License and Landscaping Maintenance Agreement

SR 06:246
