<br />On October 23, 2002, the Planning Commission approved Vesting Tentative Subdivision Map <br />7381, the application by Ponderosa Homes II, Inc., to subdivide 92.51 acres into 193 <br />single-family residential lots, a 23 acre future school site, a 5.7 acre Presbyterian Church Site, <br />a 172 unit senior apartment site, a 2.5 acre private park, and to construct a portion of the Iron <br />Horse Trail, associated streets, and other infrastructure improvements which support all of the <br />proposed uses. <br /> <br />The Final Maps associated with the approved Vesting Tentative Map have been fIled in phases. <br />On October 21, 2003, City Council approved Tract 7381, a 16-10t residential subdivision; on <br />April 6, 2004, City council approved Tract 7429, a 54 residential lot subdivision; on July 20, <br />2004, City Council approved Tract 7430, a 31-10t subdivision; on September 20, 2005, City <br />Council approved Tract 7432, a 30-10t subdivision and on October 18, 2005, City Council <br />approved Tract 7431, a 41-10t subdivision. All of these five tracts, church site and the senior <br />apartment project, are under construction. <br /> <br />Under the school site option agreement between Ponderosa Homes and the Pleasanton Unified <br />School District, the District has until June 2008, to decide whether to exercise their option to <br />purchase the 23-acre future school site property. The 23-acre parcel was created with the fIling <br />of the first Final Map (Tract 7381). At the present time, the District does not have a plan for <br />this site. <br /> <br />The Engineering and Planning staff have reviewed the Final Map for Tract 7433 (the fmal <br />phase of the Busch property development) and have found it to be in substantial conformance <br />with the approved tentative map. The developer, Ponderosa Homes II, Inc., has submitted the <br />required insurance documents and fees. <br /> <br />Proposed On-site and Infrastructure Improvements <br /> <br />This phase of the Ponderosa/Busch property development is a re-subdivision of Lot 55 of <br />Tract 7429, "Busch Property." Tract 7433 subdivides Lot 55 into 19 single-family homes. <br />The subdivision improvements (Baur Court) were constructed with Tract 7429. Consequently, <br />there are no public improvements to be constructed with this phase of the subdivision. <br /> <br />Off-site Improvements <br /> <br />Off-site improvements required of this development of the Busch property have either been <br />completed or bonded for. Improvement plans for the Bernal/First Street intersection and <br />Stanley/Valley intersection have been submitted to the City and bonds assuring completion of <br />this work have been received. <br /> <br />SR 06: 156 <br />Page 2 of3 <br />
