pT.a NN1 NG COMMI SSSON CSTY OF PLEASANTON <br />AT.AMEDA COUNTY, CAL=FORN IA <br />RESOLUTS ON NO_ PC-90-10 <br />RESOLUTION APPKOV SNG A TENTATSVE MAP TO SUBDIVSDE THE <br />PROPERTY OF TED AND CORRSNE MAVRSDIS AS FSLED UNDER <br />TRACT 6 14 2 <br />WHEREAS, Ted and Corrine Mavr idis have applied to subdivide an <br />approximately Z _ 9 acre site into 10 lots, ranging in <br />size from 7,560 sq_ ft to 10,875 sq_ ft_ located at 6168 <br />Suno1 Boulevard; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - Medium Density Residential District; <br />and <br />WHEREAS , at their duly noticed public hearing of February 14 , <br />1990, the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, the Planning Commission made the following find ingso <br />1 _ Tyre proposed map is consistent with the General <br />Plan _ <br />Tyre proposed subdivision, with a residential <br />density of approx imateiy 3 units per acre, is <br />cons ista nt with tyre General Plan land use <br />designation for the property, which ca 11s for <br />••Med ium Density Res ident ial•• development_ Tyre map <br />is also in conformance with tyre approved PUD plan, <br />which was found to be consistent with other General <br />P tan policies and programs when approval by tyre <br />City in March 1989 _ <br />2 _ Tyre site is pYrysically suitable for this type of <br />dove lopmant and dens ity_ <br />Tyre site is elevated in relation to Suno1 Boulevard <br />and to surrounding properties to the north and <br />soutri_ Trie proposed subdivision would rasa It in <br />significant grading and off"-hauling of soil, but <br />this would a11ow the creation of lots which are <br />generally lower than. adjacent, existing lots, <br />trier eby promoting a good ne igri bor^ pattern of <br />development_ Similarly, tyre lots within the <br />development would relate we 11 in terms of size, <br />elevation, and juxtapos ition_ Tyra proposed density <br />is an appropriate density between existing medium <br />
