<br />Task 3: Alternate Site Analysis - Based on information from Task 2, conduct a <br />preliminary evaluation of the civic center site to determine if the current location <br />is optimal for addressing expansion and library services. Work to include: <br /> <br />. Identification of alternative site (if any) <br />· Studies of alternative site plans, with pros and cons analysis of each <br />· Statement of opinion regarding preferred site (note: this could also be a <br />ranking of the potential sites in order of preference) <br /> <br />Task 4: Conceptual Design and cost estimates- provide preliminary conceptual <br />site plan, floor plans, and building massing studies based on the areas identified <br />in the Needs Assessment. Work to include: <br /> <br />. A maximum of two alternative design options <br />· Diagrammatic floor plans illustrating layout and allocation of spaces <br />based on areas provided in the building program document <br />· Site plans locating the library expansion and accommodation of <br />additional parking, either in a proposed structure or expanded surface <br />lots <br />· Provide preliminary cost estimates based on industry standards and <br />existing conditions for an expanded or new facility <br /> <br />Task 5: Summary Report - to include: <br /> <br />· Summary of findings related to opportunities and issues related to <br />expansion <br />· Recommendation regarding whether future study should be directed to <br />facility expansion or a new facility. <br /> <br />Task 6: (Optional based on previous findings and an executed contract <br />amendment) Facility Design - Provide space planning and architectural design <br />including: <br /> <br />. Interior space planning based on the needs assessment and building <br />program, with changes as necessary to address City Council, library <br />commission and staff issues <br />. Preliminary architectural design concepts, to be compatible with the <br />character of the community - these will be presented in the form of <br />exterior elevation sketches and three dimensional studies <br />. LEED analysis, looking at potential sustainable design features that should <br />be incorporated into the project as it moves forward <br />· Preliminary outline specifications for the building, describing in writing the <br />proposed building systems and materials <br /> <br />04/05 <br /> <br />Page 70f8 <br />
