<br />EXHIBIT A to Agreement with Field Paoli Architects <br /> <br />Analysis of Pleasanton Public Library <br />Preliminary Scope of Work <br />September 19, 2006 <br /> <br />Task 1. Building Analysis - Provide a written and/or graphic evaluation and <br />opinion of building and individual components related to feasibility for <br />renovation and expansion: <br /> <br />· Structural integrity - includes seismic assessment based on current codes, <br />and review of potential for one or two story expansion <br />· Mechanical assessment - includes HV AC, controls system, plumbing and <br />fire sprinklers <br />· Electrical assessment - includes power, data, lighting, alarm and other low <br />voltage systems, and capacity study of the existing transformer to assess <br />the potential for expansion <br />· Existing conditions assessment - includes visual analysis of exterior and <br />interior finishes, shelving, casework and other permanent fixtures <br />· Utilization analysis - walk through the existing library with staff to <br />understand their views of what is working well, and what is problematic <br />· Review of capacity of existing utility services to see if they are adequate <br />to handle potential expansion <br />· ADA assessment <br />· Analysis of ability to achieve improvements in energy efficiency and <br />sustain ability <br />· Exiting and code compliance analysis <br />· Issuance of an analysis report with recommendations as to the suitability <br />for renovation and expansion <br />· City will analyze report prior to determine feasibility for pursing Task 2. <br /> <br />Task 2. Site Analysis - Provide a written and graphic evaluation of the current <br />library site, including: <br /> <br />· Determination of potential for expansion of building and parking areas <br />· Limitations of adjacencies <br />· Review of existing geotechnical report <br />· Ingress/egress and circulation issues <br />· Pedestrian and bicycle access <br />· Parking analysis based on local ordinances (note: this does not include <br />an assessment by an independent traffic consultant) <br />· Review of recommendations from the City of Pleasanton Downtown <br />Specific Plan <br /> <br />04/05 <br /> <br />Page 6 of8 <br />
