<br />· On Lot 2. the project developer may install the semi-circular driveway sufficient to <br />accommodate guest driveway parking as generally shown on Exhibit "A". The site <br />plan may be modified at the building permit stage subject to the review and approval <br />of the Planning Director. <br /> <br />2. Condition No.8: <br />The project developer shall extend the existing sanitary sewer main in Martin Avenue <br />northerly from Diablo Court to the Selway property and shall stub a lateral to the Selway <br />property. unless otherwise reQuired by the City Engineer. <br /> <br />3. Condition No. 21: <br />The project developer may install a seven-foot tall masonry wall or enhanced wood fence <br />on the west (abutting the Palmer Drive properties), north (abutting the Trenery Drive <br />properties), and east (abutting the Martin AvenueIDiablo Court. and Leuthauser property) <br />aftd smith project boundaries of the overall development covered by this approval. and <br />may install a seven-foot tall masonry wall or enhanced wood fence "returns" at Lot 9 and <br />Lot 19 facing Cameron Avenue between the house and perimeter boundary. However an <br />enhanced wood fence is reQuired on and between Lots 10 and 18 facing Cameron Avenue <br />at the fence returns. The project developer shall submit a comprehensive fencing plan in <br />conformance to Exhibit A with the masonry wall designs with the tentative map applica- <br />tion for review and approval by the Planning Commission. <br /> <br />4. New Condition No. 22: <br />The project developer may incorporate minor perimeter boundary adjustments along the <br />north and east project boundaries adjoining the Wiemken. Larson. and Selway properties <br />generally consistent with Exhibit "A" in the tentative subdivision map. grading plan. and <br />utility plan with the concurrence of said adjoining property owner(s) and subject to the <br />approval of the Planning Director. provided that the adjustments are intended to improve <br />the setbacks of the existing accessory structure and trees on said properties or to accom- <br />modate the new perimeter wall/fence alignment. <br /> <br />5. Condition No. 45: <br />No trees shall be removed other than those specifically designated for removal on the ap- <br />proved plans or tree report, except that Tree No. 267 located on the adjoining Leuthauser <br />property may be removed by the project developer with the written approval of the sub- <br />ject adjacent property owner. The project developer shall post cash, letter of credit, or <br />other security satisfactory to the Planning Director in the amount of $5,000 for each tree <br />required-to-be-preserved, up to a maximum of $25,000. This cash bond or security shall <br />be retained for one year following acceptance of public improvements or completion of <br />construction, whichever is later, and shall be forfeited if the trees are destroyed or sub- <br />stantially damaged. <br /> <br />SR 06.'182 <br />Page 9 of 14 <br />
