<br />Public Improvements and Traffic Mitigation <br /> <br />· Ponderosa will complete Cameron Avenue across the entire project frontage. As a traffic <br />calming measure, it will be constructed with a curvilinear alignment replacing the present <br />straight alignment. <br /> <br />· Ponderosa will construct a public sidewalk on the north side of Cameron Avenue from <br />Palmer Drive to Martin Avenue. The sidewalk will be a separated sidewalk across the <br />entire project frontage and will be monolithic sidewalk across the Hatch property (2017 <br />Palmer Drive), Leuthauser property (3623 Cameron Avenue), and the Ketell property <br />(3611 Cameron Avenue). The public right-of-way landscaping between the sidewalk and <br />street curb will be maintained by the development's homeowners association or mainte- <br />nance association. <br /> <br />· Ponderosa will pay City and Tri-Valley Traffic Impact Fees to mitigate its trip impacts to <br />the Santa Rita Road/Stoneridge Drive intersection. <br /> <br />· Ponderosa will modify the signal at the Mohr A venue/Santa Rita Road intersection to <br />provide protected/permissive left-turn phasing for the eastbound and westbound ap- <br />proaches. <br /> <br />v. DISCUSSION <br /> <br />Revisions to the Draft Conditions of Approval <br /> <br />During the preparation of the City Council staff report, Ponderosa Homes discussed with staff <br />the following changes to the draft conditions of approval, based upon their recent conversations <br />with the neighbors and property owners. <br /> <br />1. ModifiedlNew Bullet-Points to Condition No.4: <br /> <br />· Only single-story house will be allowed on Lot 2 facing Trenerv Drive; on Lots 4 <br />through 9 adjoining the Palmer Drive properties; on Lots 19 through 22, adjoining the <br />Leuthauser and Diablo Court properties; and possibly on Lots 25 and 26 adjoining the <br />Wiemken property. Single-storv houses may be constructed on Lots 23 and 24 ad- <br />ioining the Selway and Larson properties at the discretion of the applicant. <br /> <br />· Only Plan 2-R (specific elevation or model to be at the discretion of the applicant) <br />will be allowed on Lot 2: Plan 1 ("Cottage" model) may be eeftstrueted on Lot 9; Plan <br />2-R ("Tuscan" model) on Lot 10; Plan 1 ("Andalusian" model) on Lot 18; and Plan 2- <br />R ("Cottage") model) on Lot 19. <br /> <br />SR 06:182 <br />Page 8 of 14 <br />
