Therefore, this would be a less-than-signijicant-impact. <br /> <br />c) The project site is currently flat, semi-vacant terrain with two existing single-family homes and <br />several accessory buildings. The project consists of developing the site with 25 production <br />homes on lots consistent with the development pattem of the surrounding area varying in size <br />from 20,786 square feet (0.48-acres) to 35,755 square feet (0.82-acres). Development standards <br />and the building models related to these lots are a part of the project. The visual character of the <br />proposed development's site plan, building layout, and building design will ensure that the visual <br />character and the quality of the neighborhood and its surroundings will be maintained. There- <br />fore, this would be a less-than-signijicant-impact. <br /> <br />d) The proposed project includes standard site lighting for the roadways as well as typical residen- <br />tial lots. Residential structures do not typically create substantial amounts of glare because of the <br />types of materials used and the height of the structures. Residential projects are generally re- <br />quired to not provide up lighting of the building or landscaping and to ensure that the lowest <br />wattage and luminosity will be used in exterior lighting applications so as not to add to 'night <br />sky pollution'. Therefore, this will be a less-than-signijicant-impact. <br /> <br />2. AGRICULTURAL RESOURCES <br /> <br />Environmental Setting <br /> <br />The site was once a producing walnut orchard. Most of the walnut trees have died and/or have been re- <br />moved. The froject site is designated as "Urban and Built-up Land" by the California Department of <br />Conservation. "Urban and Built-up Land" is occupied by structures with a building density of at least <br />one unit to 1.5 acres, or approximately six structures to a ten-acre parcel. Common examples provided <br />by the CDC are residential, industrial, commercial, institutional facilities, cemeteries, airports, golf <br />courses, sanitary landfills, sewage treatment, and water control structures. <br /> <br />PUD-50 and PTR-5572 <br /> <br />Page 9 of 36 <br /> <br />June 7, 2006 <br />
