<br />83. Approval of the storm drainage system shall be subject to the review and approval of the <br />City Engineer. The system shall be adequate, connect to an approved point of discharge, <br />meets any and all applicable requirements of the Federal Emergency Management Flood <br />Hazard Program, and meets the immediate and long-range requirements of this develop- <br />ment. <br /> <br />84. Electric power distribution, gas distribution, communication service, Cable television, <br />and any required alarm systems shall be installed underground conduit in a joint utility <br />trench specifically approved by the City Engineer. <br /> <br />85. The project developer shall be responsible for the installation of the street lighting system <br />serving the development. The street lights shall be high pressure sodium vapor units <br />mounted on powder-coated steel poles with poured in place bases, on the LS-2A schedule <br />per City requirements and P.G.& E. standard details, unless otherwise specifically ap- <br />proved. Approval for the number, location, and type of electroliers shall be subject to the <br />review and approval of the City Engineer and the Planning Director before installation. <br /> <br />86. The project developer shall submit detailed landscape and irrigation plans as part of the <br />improvement plans for Street "A" and Cameron Avenue. These plans shall include, <br />where applicable, a street tree planting plan and landscape plans for the bio-retention <br />swales and right-of-way landscape areas. The irrigation plan shall provide for automatic <br />controls. <br /> <br />87. Any damage to existing street improvements during construction on the subject property <br />shall be repaired to the satisfaction of the City Engineer at full expense to the project de- <br />veloper. This shall include, but are not limited to, slurry seal, overlay, or street recon- <br />struction if deemed warranted by the City Engineer. This shall include a 1.5-inch overlay <br />on Cameron A venue between martin Avenue and the westerly project boundary. <br /> <br />88. The project developer's contractor(s) shall obtain an encroachment permit from the City <br />Engineer prior to moving any construction equipment onto the site. <br /> <br />Urban Stormwater Design Requirements <br /> <br />89. The project shall comply with the Alameda Countywide NPDES Permit #CA5002983I, a <br />copy of which is available at the City offices. <br /> <br />90. The following requirements shall be incorporated into the project: <br /> <br />a. The project developer shall submit a final grading and drainage plan prepared by a <br />licensed civil engineer depicting all final grades and on-site drainage control meas- <br />ures including bio-swa1es. Irrigated bio-retention swales and areas shall be designed <br />as needed to the satisfaction of the City Engineer to optimize the amount of the <br /> <br />SR 06:182 <br />Page 16 of20 <br />
