certified in writing by the geotechnical consultant for conformance to the approved plans and geotechnical report and submitted to the City Engineer and/or the Director of Build- ing Inspection as applicable for review and approval prior to occupancy. 73. The project developer shall install street frontage improvements along Cameron Avenue and Street "A" per Chapter 19.40.010 of the Pleasanton Municipal Code and to the satis- faction of the City Engineer. These improvements shall include, but are not necessarily limited to, grading, curb and gutter, sidewalk, paving, storm drain, sanitary sewer, water facilities, street lighting, underground utilities, traffic control devices, landscaping, and automatic irrigation systems. 74. The project developer shall submit a final grading and drainage plan prepared by a li- censed civil engineer depicting all final grades and on-site drainage control measures. This plan shall be subject to the review and approval of the City Engineer and/or the Di- rector of Building Inspection prior as applicable prior to the issuance of any building permits. 75. The project developer shall submit a refundable cash bond for hazard and erosion control prior to issuance of an Engineering or Building Department permit. The amount of this bond will be determined by the City Engineer. 76. The project developer shall dedicate to the City for street right-of-way purposes those parcels ofland intended to be public streets. 77. The project developer shall grant an easement to the City over those parcels needed for public service easements (P.s.E.) and which are approved by the City Engineer or other easements, which may be designated by the City Engineer. 78. The design for the line, grade, and structural sections for the streets serving this develop- ment shall be subject to final review and approval by the City Engineer. 79. The project developer shall construct vertical P.C.C. curbs and gutters within this devel- opment unless otherwise approved by the City Engineer. When the sidewalk is adjacent to the curb and gutter, they shall be poured monolithically. 80. The haul route for all materials to and from this development shall be approved by the City Engineer prior to the issuance of an encroachment permit. 81. The project developer shall submit a dust control plan and procedure as part of the im- provement plans. 82. The design of the water supply and sanitary sewer systems shall be subject to the review and approval of the City Engineer. SR 06:182 Page 15 of20
