<br />improvements is approved by the Planning Director, the project developer shall complete <br />all of the on-site improvements at one time, including all improvements around future <br />building pads. All remaining pad areas shall be seeded and kept in a neat and weed-free <br />manner at all times. <br /> <br />Building and Site Design Requirements: <br /> <br />41. The project developer shall provide automatic opening sectional roll-up garage doors <br />throughout the project, as approved by the Director of Building Inspection and the Plan- <br />ning Director. <br /> <br />42. The project developer shall post address numerals on the buildings so as to be plainly <br />visible from all adjoining streets or driveways during both daylight and night time hours. <br /> <br />43. Approved building materials and colors shall be stated on the building permit plans sub- <br />mitted for issuance of building permits. <br /> <br />44. Only natural gas burning fireplaces and/or USEP A-approved wood/pellet stoves shall be <br />permitted in the proposed homes. This condition shall not apply to outdoor bar-be-ques. <br /> <br />Existing Trees: <br /> <br />45. The project developer shall comply with the recommendations of the tree report prepared <br />by HortScience dated February 23, 2006. No tree trimming or pruning other than that <br />specified in the tree report shall occur. The project developer shall arrange for the horti- <br />cultural consultant to conduct a field inspection prior to issuance of grading permits to <br />ensure that all recommendations have been properly implemented. The consultant shall <br />certify in writing that such recommendations have been followed. <br /> <br />46. No trees shall be removed other than those specifically designated for removal on the ap- <br />proved plans or tree report, except that Tree No. 267 located on the adjoining Leuthauser <br />property may be removed by the proiect developer with the written approval of the sub- <br />iect adjacent property owner. The project developer shall post cash, letter of credit, or <br />other security satisfactory to the Planning Director in the amount of $5,000 for each tree <br />required-to-be-preserved, up to a maximum of $25,000. This cash bond or security shall <br />be retained for one year following acceptance of public improvements or completion of <br />construction, whichever is later, and shall be forfeited if the trees are destroyed or sub- <br />stantially damaged. <br /> <br />Landscaping and Irrigation System Design and Operation: <br /> <br />47. A final front yard landscape plan and irrigation plan shall be submitted to and approved <br />by Planning Director as part of the building permit plan set prior to issuance of the first <br /> <br />SR 06:182 <br />Page 11 of 20 <br />
