<br />these species are present, the project developer shall not begin grading and shall submit a <br />mitigation plan to the Planning Director for implementation. <br /> <br />General Conditions: <br /> <br />24. The project developer shall obtain a Building Permit from the Building Department for <br />the structures covered by this approval and any other applicable City permits for the pro- <br />ject prior to the commencement of any construction. <br /> <br />25. Prior to issuance of a building permit, the project developer shall pay the applicable Zone <br />7 and City connection fees and water meter cost for any water meters, including irrigation <br />meters. Additionally, the project developer shall pay any applicable Dublin San Ramon <br />Services District (DSRSD) sewer permit fee. <br /> <br />26. This development plan shall be of no further validity and the project developer shall be <br />required to submit the same or new development plan for City approval prior to devel- <br />opment of the site in the event that the project developer fails to record a final map within <br />two years of PUD approval. <br /> <br />27. The project developer acknowledges that the City of P1easanton does not guarantee the <br />availability of sufficient sewer capacity to serve this development by the approval of this <br />case, and that the project developer agrees and acknowledges that building permit ap- <br />proval may be withheld if sewer capacity is found by the City not to be available. <br /> <br />28. This approval does not guarantee the availability of sufficient water to serve the project. <br />The City shall withhold building permits for the project if at the time building permits are <br />applied for, mandatory water rationing is in effect, unless the City has adopted a water <br />offset program and unless the project developer is participating in the program. Notwith- <br />standing the project developer's participation in such a program, the City may withhold <br />building permits if the City determines that sufficient water is not available at the time of <br />application of building permits. <br /> <br />Planning Requirements: <br /> <br />29. The project developer shall survey the building pad heights to verify their conformance to <br />the approved building pad elevations on Exhibit "A". Said verification shall be per- <br />formed by a licensed land surveyor or civil engineer, and shall be completed and pro- <br />vided to the Planning Department before the building foundations/slabs are formed. <br /> <br />30. The project developer shall survey the heights of the structures to verify their general <br />conformance to the approved building height as shown on Exhibit "A".
