<br />. Only Plan 2-R (specific elevation or model to be at the discretion of the applicant) <br />will be allowed on Lot 2: Plan I ("Cottage" model) may se eORstrueted on Lot 9; <br />Plan 2-R ("Tuscan" model) on Lot 10; Plan I ("Andalusian" model) on Lot 18; and <br />Plan 2-R ("Cottage") model) on Lot 19. <br /> <br />. On Lot 2. the project developer may install the semi-circular driveway sufficient to <br />accommodate guest driveway parking as generally shown on Exhibit "A". The site <br />plan may be modified at the building permit stage subiect to the review and ap- <br />proval of the Planning Director. <br /> <br />Any changes will require a modification of the development plan following the review <br />procedures defined in the Pleasanton Municipal Code. <br /> <br />5. The project developer shall modifY the Santa Rita RoadIMohr Avenue intersection's sig- <br />nal prior to the occupancy of the first home covered by this approval. The signal modifi- <br />cation shall be completed to the satisfaction of the City's Traffic Engineer. <br /> <br />6. The project developer shall revise the project covered by this approval as follows: <br /> <br />a. The typical street Section A-A shall be revised as follows: <br /> <br />. There shall be an eight-foot wide Public Service Easements (PSE) on both <br />sides of the street. <br />. The design of the rolled curb shall conform to City Standard Detail 105. <br />. The bioswale shall be irrigated and shall be maintained by a Homeowners <br />Association or a Maintenance Association composed of Lots 4 through 27. <br />The driveway culverts in the bioswale accessing these lots shall be maintained <br />by the Homeowners Association or by a Maintenance Association. <br />. The maximum depth of the bioswale shall be 0.5 feet unless otherwise ap- <br />proved by the City Engineer. <br />. The project developer shall demonstrate to the satisfaction of the City Engineer <br />that the 10-year storm event is contained within the "V"-ditch. <br /> <br />b. The project developer shall revised the typical street Section B-B as follows: <br /> <br />. The design of the rolled curb shall match the existing curb design on Cameron <br />Avenue. <br />. There shall be an eight-foot wide Public Service Easements (PSE) on the <br />development's side ofthe street. <br />. The north side of the street shall be posted for no parking. <br />.
