Site Design (Street Alignment, Lot Sizes, Distribution of Building Models, Development <br />Standards, Land Transfer to Palmer Drive Neighbors), <br />. Building Design, <br />. Green Building MeasuresIPhotovoltaic System Readiness, <br />. Growth Management Allocations, <br />. Grading, <br />. Undergrounding Overhead Utilities, and <br />. Urban Stormwater Runoff <br /> <br />is in the attached Planning Commission staff report. <br /> <br />Staff understands that there may be a request to apply a view easement controlling the height of <br />landscaping including trees and shrubs to the proposed project so as to protect the views of the <br />properties south of Cameron Avenue looking northerly across the Lehman-Selway property. <br />The Bonde development, approved on May 21, 1991, is the most recent project to include a <br />view easement, protecting the views from Abbie Drive properties looking across Bernal Avenue <br />towards Bonde Ridge. There have been no development applications since Bonde approved <br />with a view easement. Staff notes that the proposed project is an infill development surrounded <br />by existing developments without view easements. In staffs opinion, there are no significant <br />nearby natural features that would warrant staffs recommendation for view easements. <br /> <br />VI. PUD DEVELOPMENT PLAN FINDINGS <br /> <br />The Pleasanton Municipal Code sets forth the purposes ofthe Planned Unit Development (PUD) <br />District and the considerations to be addressed in reviewing a PUD development plan proposal. <br />The City Council must make findings one through seven stated in the attached Planning Com- <br />mission staff report that the proposed PUD development plan conforms to the purposes of the <br />PUD District, before taking action. <br /> <br />VII. PUBLIC COMMENT <br /> <br />Public notices were sent to property owners living in an area generally defined by a portion of <br />Stoneridge Drive, Martin Avenue, Mohr Avenue, Katie Lane, Rheem Drive, and Oakland Ave- <br />nue.
