<br />7. Unless otherwise approved by the Planning Director, the exterior colors and <br />materials of the additions shall match those of the existing structure. <br /> <br />8. The applicants shall use "high definition" composition roof shingles on the <br />existing house and additions. A roof material sample or manufacturer's <br />brochure shall be submitted to the Planning Director for review and approval <br />prior to installation. <br /> <br />9. A detail of the wrought iron railing shall be shown on the plans submitted for <br />issuance of building permits and shall be subject to review and approval by the <br />Planning Director prior to issuance of a building permit. <br /> <br />10. The applicants may utilize either the brick veneer or ledgestone option on the <br />addition. The applicants shall show one option on the plans submitted for <br />issuance of building permits. A sample of the brick or ledgestone material and <br />color shall be submitted to the Planning Director for review and approval prior <br />to installation. <br /> <br />11. The new fireplace shall be a gas fireplace, pellet-fueled wood heater, or EPA <br />certified wood-burning appliance. The fireplace type shall be indicated on tlJe <br />floor plan submitted for issuance of building permits. <br /> <br />12. The applicants are encouraged to utilize wood-framed windows for the new <br />windows. However, if wood is not used, vinyl- or fiberglass-framed windows <br />shall be utilized that have a similar frame and sash thickness as found on a <br />traditional wood-framed window. Details and sections of the windows and <br />window treatments (trim, frame, sill, etc.) shall be shown on the building <br />permit plans and shall be subject to review and approval by the Planning <br />Director prior to issuance of a building permit. <br /> <br />13. The applicants shall design/engineer the proposed foundation footing of the <br />additions so that no load is placed on the existing rear yard retaining walI at <br />4546 Second Street. Engineering calculations showing the loading of the <br />proposed house foundation footings shall be shown on the building permit <br />plans and shall be subject to the review and approval by the Chief Building <br />Official prior to issuance of a building permit. <br />
