<br />Deleo Builders, a California corporation. These developments are located on <br />approximately 18 acres and 3 acres respectively, located on the south and north sides of <br />Vineyard Avenue near Clara Lane, as shown on the attached vicinity map. <br /> <br />On-site Improvements <br /> <br />All public improvements required of these two developments have been completed and <br />the developer is requesting acceptance of these improvements. <br /> <br />The Vineyard Hill development constructed four public streets, (Clara Lane, Gillian <br />Court, Ingrid Court, Jolene Court) and an emergency vehicle access road (EVA) which <br />connects Jolene Court to an EVA road and utility easement within property owned by <br />Pleasanton Garbage Service (PGS). A Homeowners' Association will maintain the EVA <br />on both properties. The storm drain, sanitary sewer, and water systems within the <br />public streets, and public utility easements serving this project, will be maintained and <br />operated by the City. <br /> <br />The Vineyard View development constructed one private street, Leona Place. . The <br />sanitary sewer and water system.piping within the Leona Place area will be maintained. <br />and operated by the City; however, the Homeowners' Association will maintain the <br />storm drainage system within the private street. <br /> <br />The Homeowners' Association, which encompasses both the Vineyard Hill and <br />Vineyard View developments, will maintain the private improvements such as the <br />drainage ditch along the back and sides of the lots, and the landscaping along the <br />Vineyard A venue frontage and the landscaping on Clara Lane, including the sides of <br />the street, the median island and the traffic circle. <br /> <br />Vineyard A venue <br /> <br />Vineyard A venue has been widened to include new left turn pockets and right turn lanes <br />into both developments. Additionally, a raised landscaped median was constructed <br />within Vineyard A venue between the entrances to the development. The City will be <br />maintaining the improvements within Vineyard Avenue. <br /> <br />RECOMMENDATION <br /> <br />The public improvements are ready for formal acceptance by the City and the developer <br />has posted the required one-year warranty bonds. Staff recommends that City Council <br />accept for formal maintenance the public improvements for Tract 7160, Vineyard Hill, <br /> <br />SR 06:226 <br />Page 2 of3 <br />
