PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COiJ NTY, CALIFORNIA <br />RESOLUTION NO. PC-2006-7 4 <br />RESOLUTION APPROVING A C7ONDITIONAL USE PERMIT FOR RIMMA RADAYEV A/ <br />RADAYEVA MUSIC STUDIO, AS FILED UNDER C7ASE PC7UP-154 <br />WHEREAS, Rimma Radaveya/Radayeva Music Studio has applied for a conditional use <br />permit to operate a trade school in an existing building located at 1228 Quarry <br />Lane, Suite A, and <br />WHEREAS, zoning for the property is YL7D-T (Planned Unit Development Industrial <br />District; and <br />WHEREAS, at its duly noticed public hearing of April 19, 2006, the Planning Comaraission <br />considered alI public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br />California Enviroraaiaental. Quality Act (: C7EQA); and <br />WHEREAS, the Planning Coanmission made the following findings: <br />The proposed location of the conditional use is in accordance with the <br />oL~jectives of the zoning ordinance and the purpose of the district in which <br />the site is located. <br />OI-~jcetives of the zoning ordinance include protecting existing land use from <br />inharmonious influences and harmful intrusions; fostering harmonious, <br />convenient, workable rel atic~n ships a~r~ong land uses. and ensuring that public and <br />private lands ultimately are used for the purposes which are most appropriate and <br />bench cial to the City as a whole- As conditioned, a trade school for piano lessons <br />would be consistent with these objectivcs_ <br />The site of the proposed use is located in the Valley Business Yarlc, which permits <br />a variety of light industrial and office uses- "1'hc establishment of this saraall-scale <br />trade school for piano lessons in this complex would. be in accordance with the <br />purposes of the PUD-I zoning district. The proposed conditions of approval for <br />the project would give the City the appropriate controls to ensure that the use does <br />not have any negative impacts on the surrounding businesses and surrounding <br />properties- The granting of the use permit for a trade school would be in <br />accordance with the objective of the zoning district Therefore, this finding can <br />be made- <br />
