7 2- The developer shall be responsible for the undergrounding of the overhead utility <br />lines on Rosa Avenue across iha project frontage including the service to the <br />Jones property. All utility lines shall be installed in conduit. Only P~38~F, switch <br />anclos ures or capacity banks can be installed above ground provided the units era <br />screened with landscaping to the satisfaction of the Planning Director- <br />] 3. The applicant shall extend an eight-inch sanitary sewer line from Strcct A to the <br />Jones Property within the new 20-foot wide access easement, unless otherwise <br />approved by the City Engineer- The applicant shall not be responsible for <br />connecting the Jonas home to the lateral or paying connection fees for extensions <br />to the existing Jones homes. The applicant xnay enter into a rei n~bursement <br />agreement with the City for the cost to install the additional sanitary sewer lint. <br />14_ The storxi> drain outfall to the Arroyo Del Valle shall have sufficient capacity in <br />the pipe to carry the storm drain run-ott-from. this propc>scd develc>pm ent and the <br />Jones property in a developed condition- "fhe outfall shall be constructed of <br />'/~-ton rock unless otherwise approved by the City Engineer. <br />7 5. The sound wall proposed along the: Alatrxeda County Fairgrounds side of Rosc <br />Avenue shall match the existing wall installed along the Nolan Farms <br />development arid shall be a pier and grade beam design to eliminate the impact on <br />existing tree roots. The grade beam shall be an intrigue color to match the sound <br />wall_ <br />1 Ei- The eight-inch water line in Street A shall be extended the entire length of the <br />street. There shall be an eight-inch water line in Street B extending the entire <br />length of the street. <br />17- The applicant shall install a concrete lined V-ditch along the common property <br />line with the Tones property to pickup any drainages being blocked by this <br />devclopxr~cnt. This V-ditch shall he connected to the storm draixz system ix> the <br />street. if the Jo news era willing to allow the V-ditch on their pro party, the ditch <br />shall. be the responsibility of the Joneses; however, iF the .lonescs do not agree to <br />the installation of the V-ditch on th-eir property, the ditch shall be placed on the <br />d evcloper's property and maintained by the individual property owners- If the <br />ditch is placed on the developer's property, the developer shall give notice to any <br />prospective owners of the existence of the V-ditch and the maintenance <br />obligations regarding the V-ditch. "fhe City Attorney shall approve the exact <br />language of this noticq and the xnaintena.xice responsibilities, if on the individual <br />homeowners, shall also be placed within the Covenants, Conditions, and <br />Restrictions ~CC8cR's~. <br />18. Ultimately, the sewer t7ow on Rose Avenue will flow westerly to Valley Avcnue- <br />To avoid having to excavate Rose Avenue in the fixture, the applicant shall install <br />that portion of-this future eight-inch sanitary sewer line on Rose Avenue IIowing <br />westerly, with this development. This line shall connect to the existing sewer line <br />
